Sonu Nigam Sells Agricultural Land Worth Rs 1.95 Crore in Raigad

Raigad, Maharashtra: Renowned singer Sonu Nigam has sold a cluster of agricultural land parcels in Maharashtra’s Raigad district for a total consideration of Rs 1.95 crore. The transactions, registered on April 7, 2026, highlight the growing investor interest in farmland located within close proximity to Mumbai.
According to property registration records reviewed by CRE Matrix, the land parcels are situated in Mauje Savele in the Karjat region—an area increasingly gaining traction among investors, second-home buyers, and those exploring agri-tourism opportunities. Spread across more than 1.9 hectares of paddy fields, the land was sold through four separate transactions to a mix of local buyers and investors.
The largest portion of the sale involved a 0.718-hectare land parcel (Hissa No. 1B), which was acquired by Anil Prabhaker Kadu, Nitin Prabhaker Kadu, and Anthony Thomas George Vaz for Rs 75 lakh. The deal attracted a stamp duty of Rs 4.5 lakh, reflecting the premium attached to larger contiguous plots in the region.
Another key transaction saw Nitin Prabhaker Kadu independently purchase a 0.607-hectare parcel (Hissa No. 1A) for Rs 50 lakh. This deal recorded a stamp duty payment of Rs 3 lakh. In a separate agreement, Anil Prabhaker Kadu and Anthony Thomas George Vaz jointly acquired a 0.405-hectare land parcel, which included parts of Hissa No. 1A and 2, also valued at Rs 50 lakh.
The smallest parcel in the cluster measured 0.208 hectares and formed part of Hissa No. 1B. It was purchased by Gaurav Gautam and Nidhi Upadhyay for Rs 20 lakh, with a stamp duty payment of Rs 1.2 lakh. Notably, all four transactions were registered on the same day, indicating a planned and structured divestment of land holdings in the locality.
Real estate experts note that Karjat and nearby regions have seen a steady rise in demand over the past few years. Improved connectivity to Mumbai, relatively affordable land prices compared to urban zones, and the increasing appeal of sustainable and nature-based living are driving this trend. Additionally, farmland in such areas is being explored for farmhouses, weekend homes, and even renewable energy projects, making it an attractive asset class for diversified investors.
This sale also aligns with a broader pattern of high-net-worth individuals reshaping their real estate portfolios, often moving away from non-core land assets while capitalising on rising land values in emerging micro-markets.
Interestingly, this transaction follows another recent real estate move by the Nigam family. Earlier in February 2026, Sonu Nigam’s father, Agam Kumar Nigam, purchased a premium property in Mumbai’s Madh Island for Rs 10 crore. The property, known as Mango Villa, includes a mix of residential and commercial structures within a cooperative housing society.
Together, these developments underline how real estate activity—both buying and selling—continues to remain a key component of wealth management strategies for celebrities and high-net-worth individuals. At the same time, they reflect the growing importance of peripheral regions like Karjat in Maharashtra’s evolving property landscape.
