Sara Ali Khan Leases Andheri Bungalow for ₹4.14 Crore

Mumbai: Bollywood actress Sara Ali Khan has leased out her bungalow in Andheri West, Mumbai, in a deal valued at ₹4.14 crore for a five-year period, according to property registration data accessed via CRE Matrix.
The property has been rented to Prodigy Montessori India Private Limited, which plans to use the space for school-related activities. The transaction reflects a growing trend of celebrities monetising real estate assets through long-term commercial leases.
Located in the Belscot Co-operative Housing Society in the Old Lokhandwala Complex, the bungalow spans approximately 4,500 square feet. The agreement includes a security deposit of ₹20 lakh and a lock-in period of 36 months, beginning May 1, 2026.
As per the lease terms, the monthly rent starts at ₹6.5 lakh for the first two years. From the third year onwards, the rent will increase by 5% annually, reaching ₹6.82 lakh in year three, ₹7.16 lakh in year four, and ₹7.52 lakh in the final year.
This deal highlights the increasing demand for premium residential spaces being repurposed for institutional or commercial use in Mumbai’s prime locations. Andheri West, in particular, continues to attract educational and corporate tenants due to its connectivity and established infrastructure.
Sara Ali Khan joins a growing list of Bollywood personalities actively participating in real estate leasing. Earlier this year, Madhuri Dixit rented out a commercial office space in One Lodha Place, Lower Parel, for ₹4.25 lakh per month under a five-year agreement.
Similarly, Rakesh Roshan and Pramila Roshan leased a property in Andheri for ₹14.5 lakh per month, while Bobby Deol and his wife Tania Deol invested ₹15 crore in office spaces in the same locality.
Industry experts believe such deals underline Mumbai’s strong rental market, especially in micro-markets like Andheri, where both residential and commercial demand remain high.
