Supertech Ecociti Noida Faces Blackout Amid Builder Dispute

A late-night power outage at Supertech Ecociti in Noida exposed ongoing conflicts between the builder and AOA, leaving thousands of residents without electricity and basic services for hours.

Residents at Supertech Ecociti in Sector 137 faced a major power outage late Wednesday night, as both the main electricity supply and backup systems failed, sparking frustration across the housing society.

According to residents, the disruption began after the Uttar Pradesh Power Corporation Limited (UPPCL) supply was affected due to thunderstorms. However, the situation worsened when the society’s diesel generator (DG) backup system failed to restore power, leaving the entire complex in darkness.

Residents have alleged that the backup failure was not technical but financial. They claim that the builder had collected money for DG recharge but failed to credit it into the residents’ accounts, resulting in the generator not functioning during the emergency.

Vishnu Saini, a resident, said the society was left helpless despite having a backup system in place. He added that residents had already paid for DG services, but the funds were not properly managed.

The incident has also highlighted a deeper issue within the society — an ongoing dispute between the builder and the Apartment Owners’ Association (AOA). Following a recent order by the National Company Law Appellate Tribunal (NCLAT), maintenance responsibilities were supposed to be handed over to the AOA within a fixed timeline. However, residents claim that the transition is incomplete, leading to confusion and mismanagement.

“For years, the builder managed everything. Now, after insolvency proceedings and tribunal orders, the control is unclear. Residents don’t know whom to pay, and services are suffering,” Saini explained.

Basic amenities in the society have reportedly been impacted over the past few weeks. Residents have complained about irregular garbage collection, shortage of security staff, and repeated power disruptions.

Another resident, Gaurav, said this was not an isolated incident but part of a larger pattern. “This is the third power cut in a week. There is a clear conflict between the builder and AOA, and residents are paying the price. During the blackout, no one from the builder’s side was available to respond,” he said.

He further alleged that even local authorities have struggled to intervene effectively, as the builder has not been responsive.

Last month, the NCLAT directed that maintenance and daily operations of Supertech Ecociti and another project be handed over to registered AOAs within 30 days. However, the delay in implementation appears to be causing operational gaps, directly affecting residents’ daily lives.

The incident raises serious concerns about accountability in societies undergoing transitions from builder control to resident-led management, especially in cases involving insolvency proceedings.
