Dosti Realty to Invest ₹150 Crore in Thane Senior Living Project
Mumbai-based developer Dosti Realty has partnered with Primus Senior Living to launch a dedicated senior living project in Thane, signalling growing demand for specialised housing for India’s ageing population.

Mumbai: Real estate developer Dosti Realty has announced plans to invest around ₹150 crore in its first senior living residential project in Thane, near Mumbai. The project is expected to generate revenue of about ₹255–260 crore, highlighting the growing potential of India’s emerging senior housing market.
Named Dosti Primus, the development is being launched in partnership with Primus Senior Living, a company known for specialised housing and lifestyle services for senior citizens. The project will be developed on a 1.85-acre parcel within Dosti Realty’s 105-acre integrated township, Dosti West County, located in Balkum, Thane.
The senior living community will feature spacious 2 BHK and 3 BHK apartments. According to the developer, 2 BHK units will start from ₹1.82 crore, while 3 BHK homes will be priced from ₹2.28 crore onwards.
The project’s design focuses on comfort, accessibility, and safety for elderly residents. Apartments will include wider doorways and passages, anti-skid flooring, and step-free transitions between rooms and balconies to support residents who use mobility aids.
Bathrooms will be fitted with grab rails, seating provisions, and motion-sensor lighting, while kitchens will feature ergonomically placed counters that are easier for seniors to use.
The development will include on-site healthcare support, with tie-ups planned with reputed hospitals to ensure quick medical assistance when required. Dedicated physiotherapy rooms and therapy programmes will also be provided to help residents maintain mobility and physical well-being.
In addition to healthcare support, the project will offer wellness and lifestyle activities designed specifically for senior residents. These include yoga sessions, water-based exercises, and community engagement programmes aimed at promoting both physical and emotional well-being.
Commenting on the initiative, Anuj Goradia, Director at Dosti Realty, said the senior living segment in India is witnessing a transformation as older adults increasingly seek independent yet supported lifestyles.
He noted that modern senior communities are designed not only to provide housing but also to create environments that encourage active ageing, companionship, and a sense of security.
The company also highlighted that under current state regulations, senior living homes are treated as standard residential properties, meaning buyers must pay applicable GST, stamp duty, and registration charges.
However, the Maharashtra Housing Policy 2025 has proposed measures to promote such projects, including reducing stamp duty to ₹1,000 and offering regulatory relaxations for developers building senior housing communities.
Industry experts believe such incentives could accelerate the growth of senior living developments in cities like Mumbai, where demand for specialised housing for elderly residents is steadily increasing.
