Hyderabad’s Nivan Sky Gardens Turns Penthouses into Vertical Forest Homes

Designed by Studio Symbiosis, Nivan Sky Gardens in Hyderabad blends penthouse living with layered vertical gardens, creating a self-sustaining residential ecosystem near HITEC City and the Financial District.

Hyderabad: At the junction of HITEC City and the Financial District, a new residential development is redefining high-rise living. Named Nivan Sky Gardens, the under-construction project introduces a vertical forest concept, where penthouses and apartments are designed as elevated garden homes rather than conventional concrete towers.

Spread across 9.37 acres, the project has been designed by Studio Symbiosis, an international practice operating from Stuttgart, London, and Delhi NCR. Led by Amit Gupta and Britta Knobel Gupta, the firm is known for integrating ecology into architecture — a philosophy that is central to Nivan Sky Gardens.

Unlike traditional high-rise projects, Nivan Sky Gardens uses a staggered, modular structure to create shaded façades and large projecting terraces. Each of these terraces functions as a private garden space, allowing the building to gradually evolve into a cultivated vertical forest over time.

The homes range from 130 to nearly 700 square metres, with flexible layouts that adapt to residents’ changing needs. Inspired by the idea of a house with a front yard, the project reimagines this concept vertically — offering every residence its own green extension in the sky.

Balconies are folded and articulated to ensure privacy while maintaining openness. Integrated louvres allow natural light and ventilation without compromising seclusion, making the apartments feel airy yet intimate.

The development goes beyond residential units by activating the ground plane as a social and ecological hub. Landscaped areas include sports courts, open playfields, organic farming plots, and an amphitheatre embedded within greenery.

A central swimming pool with cascading waterfalls anchors the community space, while the clubhouse brings together wellness centres, a mini theatre, and a rooftop café overlooking lush gardens. The circulation between indoor and outdoor zones has been designed to encourage an active, nature-centric lifestyle.

With rapid urbanisation often leading to shrinking green spaces, Nivan Sky Gardens attempts to address the growing disconnect between people and nature. By merging architecture with landscape rather than separating the two, the project presents a model for sustainable, high-density living in Indian metros.

Currently under construction, the development reflects a broader shift in premium real estate — where buyers increasingly seek wellness-driven environments, privacy, and integrated green infrastructure within city limits.
