Ghaziabad: GDA issue notices to over 2,600 property owners over pending dues of ₹292 crore, officials confirmed on Saturday. The recovery drive targets owners of residential plots, flats, shops, and other properties allotted by the authority.

According to officials, the total outstanding amount stands at ₹292.43 crore. Notices have been sent to 2,639 defaulters, asking them to clear their dues at the earliest.

Vivek Mishra, Secretary of the Ghaziabad Development Authority (GDA), said that if property owners fail to make payments, the authority will forward the cases to the district administration for issuance of Recovery Certificates (RCs).

Officials explained that a recovery certificate is a legal mechanism used to recover government dues. Once issued, it can result in strict action such as:

  • Attachment of property

  • Confiscation of assets

  • Auction or sale of property to recover the amount

The move signals that GDA issue notices to over 2,600 property owners over pending dues of ₹292 crore is not just a warning but part of a structured legal recovery process.

GDA data shows a significant number of long-term defaulters:

  • 1,808 property owners have not cleared dues for more than 10 years

  • 316 defaulters have pending payments between 5 to 10 years

  • 335 property owners have not paid dues for 1 to 5 years

  • 148 cases involve dues pending for less than a year

  • 32 allottees have unpaid development charges

The authority noted that most of the pending payments relate to residential and commercial property allotments made in earlier years.

While GDA issue notices to over 2,600 property owners over pending dues of ₹292 crore, officials indicated that the state government may consider introducing a One-Time Settlement (OTS) scheme in the future. Such schemes typically allow defaulters to clear dues with partial interest waivers or relaxed penalties.

However, Mishra clarified that the recovery process has already been initiated and property owners should not wait for any potential relief announcement.

What Property Owners Should Do

Experts advise property owners who have received notices to:

  1. Verify the outstanding amount with GDA records

  2. Approach the authority for clarification if discrepancies exist

  3. Explore payment plans, if available

  4. Avoid delays to prevent legal escalation
