Lucknow: In a continued push to professionalise the property sector and protect homebuyers, the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has commenced its 33rd Real Estate Agent Training Session in Lucknow. The four-day programme is being held at the Indian Literacy House on Kanpur Road and is designed to enhance legal knowledge, ethical conduct, and professional competence among property agents.
The session was inaugurated online by UP RERA Chairman Sanjay Bhoosreddy from the Authority’s Greater Noida office. A total of 43 participants have joined the current batch, preparing to qualify as certified and registered real estate agents under the RERA framework.
Officials said the training is part of a broader effort to create a structured and transparent property market where agents play an informed and responsible role between developers and buyers. Indian Literacy Board Director Sandhya Tiwari expressed confidence that the programme would equip participants with practical insights necessary for professional success. RERA Secretary Mahendra Verma also urged attendees to approach the sessions with seriousness and commitment.
Addressing participants, Bhoosreddy highlighted that the credibility of the real estate ecosystem depends on balanced coordination among three pillars—developers, agents, and the regulatory authority. He stressed that agents must be fully aware of legal provisions such as the RERA Act, the Apartment Ownership Act, and the Transfer of Property Act to prevent misuse of information gaps by promoters.
A key focus of the training is the Construction Linked Payment Plan, under which developers are required to collect payments strictly in proportion to actual construction progress. The chairman emphasised that agents also bear responsibility in monitoring compliance to safeguard buyers from unfair practices.
The programme includes classroom sessions led by legal and technical experts. On the opening day, Adjudicating Officer Harish Tripathi explained provisions of the Contract Act and Transfer of Property Act, while System Analyst Ganesh Mishra guided participants on project promotion rules and the functioning of the RERA Agent Portal. Additional sessions covered allottee rights, agent liabilities, penalty provisions, and stamp registration laws.
To ensure accountability, participants must clear a final examination to qualify for certification. Authorities have imposed strict examination norms, prohibiting electronic devices such as mobile phones, tablets, and smartwatches inside the exam hall. Successful candidates, after completing formalities, will become eligible for registration as authorised real estate agents.
UP RERA officials noted that refresher courses will also be organised periodically so agents remain updated with evolving regulations. Bhoosreddy said the Authority’s aim is not limited to enforcing compliance but to build a trustworthy, transparent, and accountable property market in the state. Certified agents will also be able to raise future queries directly with RERA through a dedicated communication channel.
So far, 32 such training sessions have been conducted in Lucknow and Greater Noida, with over 2,400 candidates registered and more than 1,000 successfully qualifying. Making training mandatory before agent registration is being viewed as a major policy move to improve professional standards and strengthen consumer protection in Uttar Pradesh’s real estate sector.
Senior officials including Joint Secretary Uma Shankar Singh, Assistant Director Amrish Kumar, Finance Consultant Sudhanshu Tripathi, and Media Consultant Dr. Akash Yadav were also present during the session.
