Greater Noida / Jewar: In a major boost to the region’s hospitality and real estate prospects, the Yamuna Expressway Industrial Development Authority (YEIDA) has opened applications for premium hotel plots in Sectors 28 and 29, strategically located close to the upcoming Noida International Airport.

With the airport expected to begin operations soon, officials and industry experts believe this window presents a time-sensitive opportunity for hotel developers and institutional investors looking to capture demand from international business travellers and tourists.

The newly launched scheme—code CHP-07-2026—offers plot sizes ranging from 3,100 square metres to 10,000 square metres, making them suitable for mid-scale to luxury hotel developments. Reserve prices start at approximately ₹84,000 per sqm, with allotment to be carried out through a fully transparent e-auction process. Successful bidders will receive plots on a 90-year lease.

Connectivity is a key draw. The sites enjoy seamless access via the Yamuna Expressway, linking Delhi-NCR to Agra and other major hubs. The location also benefits from proximity to the upcoming International Film City, alongside a growing ecosystem that includes a Medical Device Park, MSME clusters, and planned high-speed metro connectivity.

According to YEIDA officials, only 10 plots are available under this exclusive category, underlining the limited supply of hospitality land so close to the airport. Developers see this scarcity, combined with airport-led growth, as a strong catalyst for long-term capital appreciation and steady operational returns.

Beyond connectivity, the area is being positioned as an integrated urban zone—bringing together aviation, entertainment, healthcare manufacturing, and small-industry hubs. Market watchers say this multi-sector development approach is likely to drive consistent footfall and room demand once the airport becomes fully operational.
