  • Bookings start from June 1 on a first come, first serve basis

New Delhi: Delhi Development Authority (DDA) has announced the launch of its new residential housing scheme, ‘Karmayogi Awaas Yojana’, aimed at serving and retired government employees. Under the scheme, DDA is offering newly constructed flats in Narela with discounts of up to 25%, making homeownership more accessible for eligible buyers in the capital.

According to the official advertisement released by DDA, bookings for the scheme will begin on June 1, 2026, at 12 noon through an online process. The flats will be allotted on a first come, first serve basis.

The housing project is located in Pocket-13, Sector A1-A4, Narela, an area that has witnessed rapid infrastructure growth and increasing residential development over the last few years.

DDA is offering flats in three different categories to cater to varying family requirements and budgets.

1 BHK Flats

  • Total Units: 424
  • Starting Price: ₹33.63 lakh
  • Starting Area: 61.27 sq. m.

2 BHK Flats

  • Total Units: 776

  • Starting Area: 126.53 sq. m.

3 BHK Flats

  • Starting Price: ₹106.79 lakh
  • Starting Area: 164.54 sq. m.

The authority clarified that the announced prices are already inclusive of the 25% discount being offered under the scheme.

Who Can Apply?

The scheme is exclusively designed for:

  • Serving government employees
  • Retired government employees
  • Employees of central and state government departments
  • PSU employees
  • Public sector bank staff
  • University and autonomous body employees

By targeting this segment, DDA aims to provide secure and affordable housing opportunities to salaried and retired professionals.

One of the biggest advantages of the Karmayogi Awaas Yojana is that the flats are ready-to-move-in, allowing buyers to avoid construction delays commonly associated with under-construction projects.

DDA has also highlighted several facilities and lifestyle features available within the project, including:

  • Spacious balconies
  • Large green open spaces
  • Dedicated parking facilities
  • Community centre and clubhouse
  • Enhanced security arrangements
  • Deployment of ex-servicemen for security services
  • Fully online application process

Additionally, sample flats will be available for site visits, helping buyers better understand the layout, construction quality, and amenities before booking.

Narela has gradually emerged as one of Delhi’s fast-growing residential zones due to continuous infrastructure upgrades and improved connectivity.

The DDA project is strategically located near:

  • Urban Extension Road-II (UER-II)
  • GT Karnal Road

The authority also mentioned that the airport can be reached in approximately 40 minutes, while future metro connectivity is expected to further strengthen accessibility for residents.

Real estate experts believe these infrastructure developments could significantly improve the long-term investment potential of the region.

DDA has stated that nearly 70% of flats in earlier housing projects across Pocket-6, Pocket-9, and A1-A4 in Narela have already been sold. This strong response indicates growing buyer confidence in the locality and DDA’s affordable housing offerings.

The increasing demand is also being supported by better road networks, improving civic infrastructure, and comparatively affordable property prices when compared to central parts of Delhi.

The launch of the Karmayogi Awaas Yojana reflects DDA’s broader focus on promoting affordable and mid-segment housing in Delhi. With rising real estate prices in many urban areas, schemes like these are expected to benefit middle-income families and government employees seeking long-term residential security.

As Narela continues to develop into a planned residential hub in North Delhi, projects like this could attract both end-users and long-term investors looking for value-driven opportunities.

Interested applicants can apply through DDA’s official online portal once the booking window opens on June 1. The authority has also issued a helpline number for buyers seeking additional information regarding eligibility, payment plans, and flat availability.
