NBCC will conduct a court-monitored e-auction of Amrapali Aspire housing projects in Noida and Greater Noida West to monetise unsold inventory and fast-track delivery to homebuyers.

-
Bulk e-auction to be held under Supreme Court and Court Receiver supervision
-
Aspire projects in Noida and Greater Noida West included
-
Sale proceeds to fund construction and home delivery for buyers
In a key step toward resolving the long-pending Amrapali housing crisis, NBCC (India) Limited has announced a Supreme Court–monitored e-auction of unsold residential inventory across multiple Aspire projects in Noida and Greater Noida West. The auction will be conducted under the supervision of the Court Receiver, following directions from the apex court.
The move is aimed at unlocking value from unsold apartments and raising funds to accelerate construction work, ensuring timely delivery of homes to thousands of buyers impacted by delays under the erstwhile Amrapali Group.
Projects Covered Under the E-Auction
According to the public notice, the e-auction will include 3BHK and 4BHK residential units across four major Aspire-branded developments:
-
Aspire Silicon City, Sector 76, Noida
-
Aspire Leisure Park, Techzone-IV, Greater Noida West
-
Aspire Leisure Valley, Techzone-IV, Greater Noida West
-
Aspire Centurian Park, Techzone-IV, Greater Noida West
These projects are located in well-connected micro-markets with access to metro corridors, major road networks, railway stations, Anand Vihar ISBT, and nearby commercial and employment hubs. The strategic locations make the offering attractive for institutional investors and bulk buyers seeking ready or near-completion residential assets.
Auction Timeline and Financial Structure
NBCC has laid out a clear schedule and financial framework for the auction:
-
Last date for submission of Earnest Money Deposit (EMD): 15 January 2026
-
Date of e-auction: 16 January 2026
-
EMD range: ₹9.70 crore to ₹20.90 crore
-
Number of packages on offer: 6
-
Package value range: ₹485 crore to ₹1,045 crore
The sale will be conducted strictly on a bulk-inventory basis, ensuring transparency and compliance through judicial oversight.
Purpose of the Bulk Sale
Officials familiar with the process said the funds raised through the e-auction will be deployed for multiple objectives, including completing pending construction, clearing statutory dues, and enabling the handover of finished homes to existing allottees.
In 2019, the Supreme Court cancelled the registration of the Amrapali Group and entrusted NBCC with the responsibility of completing the stalled projects, safeguarding buyer interests, and managing sales of unsold inventory under a court-approved mechanism.
Since taking over, NBCC has been steadily progressing with construction and monetisation through phased e-auctions, with proceeds ring-fenced for project completion.
Accessing Auction Details
Interested bidders can obtain detailed information related to the e-auction—including eligibility criteria, package-wise inventory, and bidding procedures—through the official websites of NBCC and the Court Receiver. The public notice also provides a QR code for direct access to auction documents, along with a dedicated helpline number for bidder support.
A Step Toward Restoring Buyer Confidence
Industry observers view this court-monitored e-auction as a significant milestone in resolving one of India’s largest real estate distress cases. By combining transparency, judicial supervision, and structured monetisation, the initiative is expected to help restore confidence among homebuyers and investors in the Noida–Greater Noida real estate market.
