High Court Clears Registry at Devika Gold Homes, Greater Noida

In a landmark ruling, the High Court has directed the Greater Noida Authority and the builder to complete flat registries at Devika Gold Homes within three months, offering long-awaited relief to residents.

Greater Noida (Uttar Pradesh): In a major relief for homebuyers, the High Court has cleared the way for the long-pending registry of flats at Devika Gold Homes, directing the Greater Noida Authority and the concerned builder to complete the process within a fixed timeline of three months.

The order brings closure to years of uncertainty faced by hundreds of families who have been living in the society without legal ownership documents, despite having paid the full purchase amount. Residents say the absence of registry has affected everything—from resale and bank loans to basic legal security.

The case was filed in December by residents under the leadership of society member Deepak Dubey, who highlighted prolonged delays in registry and incomplete delivery of promised amenities. According to the petition, flat buyers have been residing in the society for nearly six years, even as the registry process remained stuck due to unresolved issues between the builder and the authority.

Dubey questioned why buyers should bear the consequences of disputes they were not party to. “All payments were made on time, yet residents were denied their ownership rights. If the builder has pending dues with the authority, why should buyers suffer?” he said, adding that many societies across Greater Noida are facing similar problems.

Legal counsel for the residents, advocate Santosh Kumar Singh, described the ruling as historic. He explained that the High Court’s decision is in line with a Supreme Court judgment delivered on December 16, which strengthens the legal rights of homebuyers waiting for registry despite having fulfilled their contractual obligations.

“This judgment reinforces the principle that innocent buyers cannot be punished for lapses on the part of builders or authorities,” Singh said. He added that the order is likely to serve as a precedent and could provide relief to thousands of affected homebuyers across Greater Noida and neighbouring regions.

The verdict was also welcomed by homebuyer bodies. NEFOMA President Annu Khan called the judgment a milestone for residents who have been trapped for years between developers and authorities. He noted that many buyers in Greater Noida have been living without registries or basic amenities for over a decade.

“The court has acknowledged the gravity of the issue and delivered justice. This decision restores faith in the judiciary and gives hope to countless families waiting for ownership rights,” Khan said.

With a clear deadline now in place, residents of Devika Gold Homes are optimistic that their long struggle for registry will finally come to an end. Industry observers believe the ruling could act as a turning point for stalled registry cases in Greater Noida West, potentially opening the door for relief in other housing societies facing similar challenges.
