Greater Noida: High Court has ordered the completion of pending flat registries at Devika Gold Homes in Greater Noida within the next three months. The decision is being seen as a major victory for residents who had been struggling for years to secure legal ownership of their homes despite paying the full amount to the builder.

The ruling directs both the Greater Noida Authority and the developer to complete the registry process within the fixed timeline, ending years of uncertainty for families living in the housing society without official ownership papers.

For many residents, the lack of registry created serious practical and financial problems. Without legal ownership documents, homeowners faced difficulties in selling their flats, applying for loans, transferring property rights, and securing legal protection over their homes. Several residents said they had been living in the society for nearly six years while waiting for the registry process to move forward.

The matter reached the High Court after residents, led by society member Deepak Dubey, filed a petition in December highlighting prolonged delays in registry and incomplete delivery of promised facilities. According to residents, buyers fulfilled all payment obligations on time, but disputes between the builder and the Greater Noida Authority stalled the registration process for years.

Residents argued that homebuyers should not suffer due to unresolved financial or administrative disputes between developers and authorities. They maintained that innocent buyers had already completed their contractual responsibilities and deserved immediate ownership rights.

Speaking on the issue, Deepak Dubey said the judgment has restored hope among residents who had been waiting for justice for years. He questioned why homebuyers should continue facing hardship when delays were caused by matters beyond their control. He also pointed out that several other housing societies across Greater Noida and Greater Noida West are facing similar registry-related problems.

Legal experts have described the ruling as an important step in strengthening homebuyer rights in India’s real estate sector. Advocate Santosh Kumar Singh, representing the residents, said the High Court’s decision follows the spirit of an earlier Supreme Court judgment delivered on December 16, which emphasized that homebuyers cannot be penalized for delays caused by builders or authorities.

According to Singh, the latest order could become a key reference point for similar cases across the region. Thousands of homebuyers in Greater Noida, Noida Extension, and nearby areas have been waiting for flat registries despite occupying their homes for years.

Homebuyer associations also welcomed the court’s intervention. NEFOMA President Annu Khan called the judgment a landmark moment for residents trapped between developers and government authorities. He said many families across Greater Noida have spent years living without registries and even basic civic amenities.

Khan added that the decision restores confidence among homebuyers and sends a strong message that buyers’ rights must be protected. He believes the order may encourage faster resolution of pending registry cases in other stalled or disputed housing projects.

The judgment also highlights a broader issue affecting the NCR real estate market, where many housing societies continue to face delays in registry due to pending dues, approval issues, or legal disputes involving builders and authorities. Industry observers say such delays create financial stress and legal uncertainty for genuine homebuyers who invest their life savings into purchasing homes.

With the High Court now setting a strict deadline, residents of Devika Gold Homes are hopeful that the long-awaited registry process will finally be completed without further delay. The ruling is expected to bring much-needed relief not only to buyers in this project but also to thousands of other affected homeowners seeking legal ownership of their properties across Greater Noida.
