In a significant move for homebuyers and investors, the Noida Authority has announced a new residential plot scheme, inviting applications from October 3 to October 30, 2025. The scheme offers 35 residential plots, located in some of the city’s most sought-after sectors, with allotment to be done exclusively through e-auction.
The Authority has officially opened the application process from 11:00 AM on October 3. Interested applicants can submit their forms until the evening of October 30. After applying, candidates will need to complete the documentation process, with the final submission deadline set for November 4, 2025.
A processing fee of ₹2,300 will be charged for each application. The allotment of plots will be based on the highest bid received during the e-auction, with the condition that bids must exceed the reserved price. Furthermore, a minimum increment of ₹50,000 has been fixed for each bid, ensuring a competitive process.
Locations of the Residential Plots
The plots under this scheme are spread across multiple sectors of Noida, including:
- Sector-41, 44, 48, 51, 53, 56, 61, 72, 99, 105, 122, and 151.
These locations are considered strategic due to their connectivity with major roads, metro networks, and proximity to educational institutions, shopping complexes, and healthcare facilities. Officials believe the availability of residential plots in such established and developing sectors will attract both end-users looking to build homes and investors seeking long-term returns.
E-Auction Process and Allotment
Unlike traditional allotment systems, the Noida Authority is ensuring transparency by conducting the allotment process through e-auction. This means applicants will be able to participate online and compete fairly for their preferred plots. The allotment will go to the bidder offering the highest price above the reserve rate, giving everyone a level playing field.
The Authority also highlighted that brochures containing detailed information about plot sizes, locations, eligibility criteria, and bidding guidelines will be made available shortly on its official website.

Apart from residential plots, officials revealed that the institutional department is also preparing to launch a similar plot allocation scheme soon. In addition, the commercial and industrial departments are expected to release e-auction notifications for factory and commercial land in the coming weeks.
