Structural Safety Concerns Rise at Great Value Sharanam Noida

Residents of Great Value Sharanam in Noida Sector 107 have flagged structural safety concerns after a structural audit identified multiple pillars as high risk within the housing society.

Noida: Residents of Great Value Sharanam in Sector 107, Noida, have raised serious concerns over structural safety, poor maintenance, and unresolved infrastructure issues within the residential society. The concerns intensified after a structural audit reportedly identified around 30 columns as “high risk” and another 129 columns as being under “moderate risk.”

The housing society, home to nearly 6,000 residents, has been facing multiple maintenance and safety-related problems since people began moving into the project around 2017–18. Apartment owners claim that despite repeated complaints and meetings with the builder over several years, many of the issues continue to remain unresolved.

Residents say the problems extend beyond structural concerns and include widespread seepage inside flats, damaged common areas, inadequate firefighting systems, poorly maintained elevators, and ineffective waste management infrastructure. Members of the Apartment Owners’ Association (AOA) allege that several critical facilities inside the complex are either malfunctioning or not being maintained properly.

According to AOA representatives, one of the biggest concerns among residents is the deteriorating structural condition of some towers. Cracks in pillars and walls, falling plaster from ceilings and external areas, and visible signs of wear and damage have created anxiety among homeowners. Residents fear that delayed corrective measures could pose serious risks to safety if not addressed immediately.

Bishwarup Mallick, General Secretary of the AOA, stated that complaints regarding seepage and structural damage have been repeatedly highlighted before the builder, but residents have seen limited long-term solutions. He added that the condition of several common areas has worsened over time despite continuous follow-ups.

AOA President Abhishek Mittal also expressed concern regarding the society’s underground water tanks, which are reportedly located close to waste treatment facilities. Residents fear this arrangement could increase the risk of contamination and create health hazards for families living in the complex.

The issue gained further attention after residents organised protests earlier this year and again last year, demanding immediate intervention from authorities and accountability from the builder. Following the protests, the Noida Authority reportedly stepped in to mediate discussions between the builder and the Apartment Owners’ Association.

Under growing pressure from residents, the builder later carried out a structural audit of the society. The findings reportedly classified around 30 columns as “high risk,” while another 129 were marked under the “moderate risk” category. Residents claim the audit also suggested that further investigations could reveal additional structural concerns in other parts of the society.

After the audit findings surfaced, repair and plaster restoration work was initiated within the complex. However, several residents allege that the pace of work has been slow and lacks transparency regarding completion timelines. Many apartment owners are now demanding a comprehensive structural review of all towers, along with regular monitoring and clear communication regarding repair progress.

Experts say that periodic structural audits are becoming increasingly important for high-rise residential societies, especially those with ageing infrastructure or recurring maintenance complaints. Timely repairs, proper safety inspections, and transparent coordination between builders, resident associations, and local authorities are considered essential for ensuring long-term structural safety.

Residents of Great Value Sharanam are now seeking faster action, stronger accountability, and permanent solutions to ensure the safety and well-being of thousands of families living in the society. A response from the builder on the latest concerns is still awaited.
