Mumbai: Bollywood actor Saif Ali Khan has leased two commercial office units measuring a combined 5,692 sq ft at Kanakia Wall Street in Andheri East, Mumbai, to Durva Fintech Private Limited. The deal provides for an estimated rental outflow of ₹14.64 crore over its tenure, excluding applicable Goods and Services Tax (GST).
The office units are located on the ninth floor of the commercial complex on Andheri-Kurla Road, a prominent business corridor in Mumbai. The agreement sets the initial monthly rent at ₹22.77 lakh, equivalent to approximately ₹400 per sq ft of RERA carpet area. The lease covers the period from May 10, 2026, to May 9, 2031, with rent payments beginning on July 10, 2026, after a two-month rent-free period for interior fit-outs.
The agreement includes a 5% annual increase in rent, allowing the rental amount to rise progressively over the five-year period. The monthly payment is scheduled to increase from ₹22.77 lakh in the first year to approximately ₹23.91 lakh in the second year, ₹25.10 lakh in the third year, ₹26.36 lakh in the fourth year and ₹27.67 lakh in the fifth year.
Durva Fintech Private Limited has also paid a security deposit of ₹2.37 crore, as recorded in the agreement. Saif Ali Khan executed the licensing arrangement through his constituted attorney, Kunjal Meghraj Punamia, while the tenant was represented by its director, Vikaas Mohan Sachdeva.
Property records linked to the transaction indicate that Khan acquired the two commercial units for a combined ₹30.75 crore. Both purchases were registered on November 18, 2025, with Apicore Pharmaceuticals Private Limited identified as the seller.
The subsequent lease provides a source of rental income from the commercial property while enabling Durva Fintech to establish or operate its office from the business complex. The transaction also highlights the role of commercial real estate in generating recurring income for property owners.
Kanakia Wall Street is situated in Andheri East, an established commercial area with access to major roads and Mumbai’s wider business network. Office leasing transactions in such locations reflect demand from companies seeking space in established business districts.
For property investors, long-term leases with scheduled rent increases can offer greater visibility into future rental income. However, the financial return from a commercial property also depends on its acquisition cost, maintenance expenses, applicable taxes, vacancy periods and other ownership costs.
Under the registered agreement, the lease is scheduled to remain in effect until May 9, 2031. The agreed rental structure includes annual escalations, while the two-month fit-out period allows the tenant to prepare the premises before regular rental payments begin.
The disclosed transaction details provide a snapshot of Khan’s commercial property investment and the rental terms agreed with Durva Fintech. Any assessment of the property’s overall investment performance would require additional information about operating costs, taxes and other expenses.
