YEIDA Launches 20 Plots for Housing and Hotels Near Noida Airport
YEIDA has launched 20 leasehold plots for group housing and hotels near Noida International Airport, with e-auctions scheduled in November and applications opening in September.

The Yamuna Expressway Industrial Development Authority (YEIDA) has launched two new plot schemes offering 20 land parcels for group housing and hotel projects around Noida International Airport. The schemes were introduced on September 26, 2026, amid growing interest in residential and hospitality development in the airport region.
According to YEIDA officials, 10 plots have been earmarked for group housing across Sectors 17, 18, 20 and 22D, while another 10 plots for hotels are available in Sectors 28 and 29. The schemes are intended to support planned urban and hospitality infrastructure as development around the airport gathers pace.
The group housing plots range from approximately 11,513 sq m to 50,600 sq m. Four plots are located in Sector 17, including parcels measuring 12,141 sq m, 20,335 sq m and two of 11,513 sq m each.
Sector 18 has one 20,720-sq-m plot, while Sector 20 has a 25,000-sq-m parcel. The remaining four plots are in Sector 22D, measuring 27,925 sq m, two plots of 45,700 sq m each and one 50,600-sq-m plot.
YEIDA has fixed the allotment rate for these housing plots at ₹52,500 per sq m. Based on this rate, the largest 50,600-sq-m parcel carries a reserve price of about ₹265 crore.
Applicants must pay a ₹5 lakh processing fee per plot along with an earnest money deposit equivalent to 10% of the applicable amount.
The second scheme covers 10 hotel plots near the airport. Six parcels are located in Sector 29 and four in Sector 28. Plot sizes range from 3,100 sq m to 10,000 sq m.
The reserve price has been fixed at ₹87,010 per sq m. A 10,000-sq-m plot therefore carries a reserve price of approximately ₹91 crore.
For the hotel scheme, applications can be submitted until October 24, 2026. The list of eligible applicants is scheduled to be released on November 2, followed by the e-auction on November 4 at 11 am.
YEIDA Additional Chief Executive Officer Shailendra Bhatia said the schemes were introduced in response to increasing demand for residential and hotel development in the airport area.
According to the authority, the growing activity around Noida International Airport has created demand for land suitable for both housing and hospitality projects. The new schemes are aimed at making additional development opportunities available to businesses and investors.
Under the hotel scheme, successful allottees will initially have to deposit 10% as earnest money. A further amount taking the total payment to 40% of the plot premium, after adjusting the earnest money already deposited, must be paid within 60 days of the allotment letter.
The remaining 60% of the premium will be payable over two years through four half-yearly instalments.
Additional charges will apply in certain cases. A 5% extra charge will be imposed for corner plots, another 5% for plots facing a green belt and 5% for plots located along roads measuring 45 metres or more.
The plots will be allotted on a 90-year leasehold basis, beginning from the execution of the lease deed.
Although the applicable building regulations do not impose a general height limit for hotel buildings, the location of Sectors 28 and 29 close to Noida International Airport introduces additional restrictions.
YEIDA officials said the permissible building height in these sectors is approximately 29 metres, subject to airport-related requirements and applicable regulations.
For the group housing scheme, applications will be accepted until October 26 at 5 pm. YEIDA plans to publish the list of qualifying applicants on November 16, with the e-auction scheduled for November 18 at 11 am.
For the hotel scheme, applications close on October 24, eligible bidders will be announced on November 2, and the e-auction will take place on November 4.
The schemes are expected to add new opportunities for large-scale residential and hospitality development in the wider Noida International Airport area, while the actual pace of development will depend on successful allotment, project approvals and subsequent construction activity.
