GDA Begins Refunds to Unsuccessful Applicants Under Ghaziabad’s Apni Zameen Apna Aasman Scheme

• More than 42,000 applications were received for 350 residential plots.
• Plot sizes under the scheme ranged from 40 sq m to 200 sq m.
• GDA has begun refunding earnest money to unsuccessful applicants through their bank accounts.

Ghaziabad: The Ghaziabad Development Authority (GDA) received an overwhelming response to its Apni Zameen Apna Aasman residential plot scheme in Madhuban Bapudham, with more than 42,000 people applying for only 350 available plots. Following the draw, applicants who were not allotted a plot are now being refunded the money they deposited with their applications.

The scheme was introduced to provide residential plots of different sizes to people from various sections of society. Under the plan, applicants could seek plots ranging from 40 square metres to 200 square metres, while the authority fixed the land rate at ₹35,000 per square metre.

The limited number of plots compared with the large number of applications resulted in most applicants being left without an allotment. The scheme also included provisions for reserved categories, covering Scheduled Castes, Scheduled Tribes, Other Backward Classes, persons with disabilities, ex-servicemen and senior citizens.

Applicants who participated in the draw but did not receive a plot had been waiting for the return of their earnest money. GDA has now initiated the refund process, with the deposited amount being transferred directly to the bank accounts of eligible unsuccessful applicants.

GDA Additional Secretary Pradeep Kumar Singh said the authority has started returning the deposited amount to applicants who could not secure a plot in the draw.

According to the authority, the refund is being processed through bank accounts, allowing unsuccessful applicants to receive their deposits without having to make a separate physical claim.

The response to the scheme highlights the strong demand for residential plots in Ghaziabad, particularly in planned developments such as Madhuban Bapudham. With over 42,000 applications competing for 350 plots, the scheme attracted significantly more applicants than the available inventory.

The large participation also indicates the level of interest among buyers looking for authority-developed residential land, where plot sizes and pricing are defined in advance.

GDA will continue processing refunds for applicants who were not successful in the draw. Applicants who participated in the scheme can check their bank accounts for the return of their deposited amount.

The authority’s future residential plot schemes, if announced, are also likely to attract significant interest given the response to the Madhuban Bapudham scheme.
