Manoj Bajpayee Buys 4.45 Acres of Land Near Lonavala for ₹1.37 Crore

Actor Manoj Bajpayee has acquired 4.45 acres of agricultural land in Maharashtra’s Mulshi region for ₹1.37 crore, adding another property investment to his growing real estate portfolio.

Pune: Bollywood actor Manoj Bajpayee has purchased 4.45 acres of agricultural land in Tail Baila village, located in Mulshi taluka of Maharashtra’s Pune district, near Lonavala. The transaction was registered on August 25, 2026, for a reported consideration of ₹1.37 crore. The deal adds a sizeable piece of land in the scenic Mulshi-Lonavala belt to the actor’s property portfolio.

According to property registration documents accessed by CRE Matrix, Bajpayee acquired the land from Vimalchand Khimraj Jain for ₹1,37,31,000. The transaction involved approximately ₹6.87 lakh in stamp duty and a ₹30,000 registration fee. Based on the purchase price, the land was acquired at roughly ₹30.9 lakh per acre. The location is around 119 km from Mumbai and about 101 km from Pune.

A separate official statement from the actor was not cited in the property records regarding the purpose of the purchase. The transaction details, including the purchase price, acreage and registration charges, are based on the property registration documents reported by CRE Matrix.

The purchase comes in a region that has increasingly attracted interest from buyers seeking larger plots, second homes and properties surrounded by nature. Tail Baila is known for its dramatic rock formations, including two prominent rock walls rising roughly 200 to 250 feet above the surrounding landscape. The area is also associated with Tail Baila Fort, which stands at an elevation of around 3,322 feet.

The wider Mulshi-Lonavala belt benefits from its proximity to Mumbai and Pune while offering a quieter, low-density setting. Its natural landscape, access to the Mulshi Dam and popularity as a weekend destination have helped maintain interest in land and second-home opportunities in the region.

The latest acquisition is not Bajpayee’s first significant real estate investment. In 2023, the actor reportedly purchased four office units in Mumbai’s Oshiwara area for around ₹32 crore. The transaction involved approximately ₹1.86 crore in stamp duty, according to property documents.

More recently, Bajpayee reportedly leased two office units along with six parking spaces in Andheri West, Mumbai, to Barcode Influencer Marketing Pvt Ltd. The reported five-year lease started at a monthly rent of around ₹10.94 lakh, with a 5% annual escalation clause. The agreement also reportedly involved a security deposit of approximately ₹43.7 lakh.

The agricultural land purchase gives Bajpayee a substantial holding in one of Maharashtra’s better-known weekend and second-home belts. While the actor has not publicly disclosed how he intends to use the property, the acquisition adds another asset to a portfolio that includes both residential and commercial real estate.

The deal also reflects the broader appeal of the Mulshi-Lonavala region, where proximity to major cities and demand for lifestyle-oriented properties continue to attract high-value buyers.
