Akshay Kumar Rents Out His Property to Boeing 777 Commander

Mumbai: Bollywood actor Akshay Kumar rents out his property in Mumbai for ₹1.44 lakh per month. What makes this deal stand out is the absence of two standard rental conditions, a security deposit and a rent escalation clause.

The property is located in Sky Pan, part of the premium Oberoi Complex on New Link Road in Mumbai’s Andheri area. Spread across the 11th and 12th floors, the duplex also features a private terrace, offering expansive living space and added exclusivity a key factor in high-end rental properties in Mumbai.

According to property registration data reviewed by CRE Matrix, the lease was officially registered on April 7, 2026, while the rental agreement came into effect from March 1, 2026. The documentation process reportedly included a stamp duty and registration payment of ₹9,700.

The tenant, Anny Divya, is a prominent figure in the aviation sector. She made headlines for becoming one of the youngest commanders to fly a Boeing 777 at the age of 30. Starting her aviation journey at just 17, she joined Air India at 19 and steadily rose through the ranks, making her one of the notable achievers in the industry.

In India’s rental market, especially in metro cities like Mumbai, it is standard practice for landlords to charge a security deposit ranging from 2 to 6 months’ rent. Additionally, most agreements include an annual rent escalation clause, typically between 5% to 10%.

However, this deal deviates from both norms. The absence of a security deposit reduces the tenant’s upfront financial burden, while the lack of a rent escalation clause ensures fixed rental costs throughout the lease period. Real estate experts suggest that such flexible terms are rare and usually offered in selective cases where landlords prefer stable tenants over higher returns.

Mumbai’s premium rental segment, especially areas like Andheri West, Bandra, and Juhu, has been witnessing strong demand from professionals, expatriates, and high-income individuals. Fully furnished apartments, duplexes, and properties within gated complexes like Oberoi are particularly sought after due to amenities, connectivity, and lifestyle offerings.

Deals involving celebrities often draw attention, but they also reflect broader market trends including the increasing demand for flexible rental agreements and ready-to-move-in homes. In some cases, landlords are prioritising long-term, reliable tenants over rigid financial terms.

The Oberoi Complex in Andheri West is known for its premium infrastructure, security, and proximity to key commercial hubs, film studios, and entertainment zones. The inclusion of a private terrace in the duplex further enhances its appeal, making it suitable for luxury living in a densely populated city like Mumbai.

With excellent connectivity to major roads, metro lines, and the airport, Andheri West continues to be one of Mumbai’s most preferred residential locations for both buyers and tenants.

On the professional front, Akshay Kumar is gearing up for the release of his upcoming film Bhooth Bangla, scheduled to hit theatres on April 16. Directed by Priyadarshan, the film features a strong ensemble cast including Paresh Rawal, Rajpal Yadav, Tabu, and Wamiqa Gabbi.
