Housing Board Offers Discount on Plots and Flats in Siddharth Vihar, Ghaziabad

UP Housing Board announces festive-season discounts of up to 15% on residential plots and flats in Siddharth Vihar township, offering buyers a limited-time opportunity to invest in Ghaziabad’s fast-growing housing hub.

Ghaziabad: The Uttar Pradesh Housing Board has announced a limited-period discount of up to 15% on residential plots and flats in its Siddharth Vihar township in Ghaziabad. The special festive-season rebate will be available to buyers until March 31, offering an attractive opportunity for homebuyers and investors.

Spread across around 635 acres, Siddharth Vihar is emerging as a prominent residential township in Ghaziabad. While about 30% of the township has already been developed, its strategic location near key transport corridors continues to drive buyer interest.

The township sits along the Delhi–Meerut Expressway and is only about a five-minute drive from the Ghaziabad Rapid Rail station and Shaheed Sthal Metro station, making daily commuting easier for residents working in Delhi, Noida, and nearby NCR cities.

According to officials, buyers booking flats in the project can avail attractive rebates depending on how quickly they complete their payment.

  • 15% discount will be offered if the full payment is made within 60 days of booking.

  • Buyers making the payment between 61 and 90 days will receive a 10% rebate.

Officials say the scheme is aimed at encouraging faster payments while providing financial relief to buyers planning to invest during the festive period.

The housing board is also offering several residential plots across two size categories in the township.

  • 72 sqm plots:

    • Around 56 plots available

    • Base price starts at about ₹93 lakh and can go up to ₹1 crore depending on location

  • 112 sqm plots:

    • About 101 plots available

    • Prices range between ₹1.5 crore and ₹1.6 crore

The final price of each plot varies based on location advantages such as park views, road width, and corner positioning.

For instance, park-facing or corner plots in the 72 sqm category cost about ₹4 lakh more than the base price of ₹93 lakh. If the plot faces a park and is located along a road 18 metres wide or more, the premium increases to ₹11 lakh above the base price.

Similarly, in the 112 sqm category, plots facing parks or green belts and those located at corners are priced ₹7 lakh above the base rate of ₹1.5 crore. If the plot faces a park and is located along wider roads, buyers may pay up to ₹18 lakh extra over the base price.

Real estate experts believe Siddharth Vihar is gaining traction due to its connectivity, planned infrastructure, and proximity to key NCR employment hubs. The Delhi–Meerut Expressway and upcoming regional transit networks are expected to further boost property demand in the area.

With discounts available for a limited time, the housing board’s scheme is expected to attract both end-users looking for homes and investors seeking long-term appreciation in Ghaziabad’s expanding real estate market.
