Rakesh Roshan Sells Pune Land Parcel for ₹15 Crore

Pune: Veteran filmmaker Rakesh Roshan has sold a 1.09-hectare land parcel in Pune district for ₹15 crore, according to property registration documents accessed by real estate data analytics firm CRE Matrix.

The Deed of Conveyance between Rakesh Roshan and CP Lands LLP was registered on December 26, 2025. Records show that a stamp duty of ₹1.05 crore was paid for the transaction. The land is located in Lohegaon village, Haveli taluka, a fast-developing micro-market on Pune’s eastern corridor.

Neither Rakesh Roshan nor CP Lands LLP were available for comment at the time of publishing.

Roshan family’s active real estate moves in 2025

The Pune land sale comes amid a busy year of property activity for the Roshan family, spanning both Mumbai and Pune across residential, commercial, and leasing transactions.

In November 2025, Hrithik Roshan, along with entities linked to his parents—HRX Digitech LLP and Filmkunj (Bombay) Pvt Ltd—jointly purchased 10 office units in Andheri West, Mumbai, for ₹28 crore, as per registration data accessed by Propstack.

During the same month, Rakesh Roshan and his wife Pramila Rakesh Roshan (Pinkie Roshan) acquired five commercial office units in Andheri for ₹19.68 crore, according to documents reviewed by SquareYards. Earlier, on November 24, 2025, Hrithik Roshan’s sister Sunaina Rakesh Roshan purchased two commercial units in Andheri East for ₹6.42 crore.

The family also monetised residential assets during the year. In May 2025, Hrithik Roshan and Rakesh Roshan together sold three apartments in Andheri for ₹6.75 crore. One of these included a 1,025 sq ft apartment in Veejays Niwas CHS, Andheri West, sold for ₹3.75 crore with two parking spaces. Another 625 sq ft apartment in Raheja Classique, Andheri West, was sold for ₹2.20 crore to three buyers.

On the leasing front, Hrithik Roshan rented out a 2,727 sq ft commercial property in Goregaon in January 2025 for a monthly rent of ₹5.62 lakh. He also renewed the lease of a 9,209 sq ft commercial space in Pune’s Kharadi area in February 2025, fetching a monthly rent of ₹6.08 lakh, as per CRE Matrix records.

Rakesh Roshan Nagrath is a noted producer and director known for films such as Khoon Bhari Maang, Koi Mil Gaya, and the Krrish franchise. The latest Pune land transaction further highlights how prominent Bollywood families continue to actively participate in India’s high-value real estate market, balancing both investments and asset monetisation across major cities.
