ATS Happy Trails Residents Protest Against Facility Cuts, Greater Noida West

ATS Happy Trails Residents Protest in Greater Noida West on Sunday against the builder, alleging that essential facilities in the society have been reduced despite residents paying a monthly maintenance fee of ₹4.25 per square foot.

The protest began around 10 a.m. at the main gate, where dozens of residents gathered and blocked entry, demanding that the builder restore full services. The agitation continued until about 1 p.m., when police intervened and persuaded the residents to reopen the gates.

Residents complained that garbage collection has become irregular and that stray dogs freely roam in basements and parks, creating safety concerns. According to residents, the management has gradually cut down on basic services, yet continues to collect the same maintenance charges every month. They said the society’s overall upkeep has deteriorated and residents are forced to live in unhygienic conditions.

Another major grievance involves the cancellation of the Apartment Owners’ Association (AOA) elections. Residents said that elections held in June were later nullified by the builder through the Deputy Registrar’s office, and no fresh elections have been scheduled since. They alleged that the move has allowed the builder to retain control of the society’s management and finances, prompting their demand for immediate elections and greater transparency.

During the protest, no representative from the builder’s side came forward to address the crowd. Residents claimed that management officials have not responded to repeated calls or messages. The silence from the builder has further angered homeowners, many of whom feel that their concerns are being ignored.

The protest was eventually called off after local police assured residents that their grievances would be conveyed to the concerned authorities. Still, residents said they are prepared to resume demonstrations if their demands are not met. They insist on proper maintenance, regular garbage collection, better security to control stray dogs, and early conduct of AOA elections under official supervision.

Incidents like this reflect the growing frustration among homebuyers in Greater Noida West, where several residential societies are still under builder control despite being largely occupied. Experts believe such disputes can damage the reputation and property values of housing projects. Residents of ATS Happy Trails have stated that they will continue their campaign until services are restored and democratic management is implemented.
