Noida Authority to Auction Land Between GIP Mall and Gardens Galleria
After winning a legal dispute over prime commercial land in Sector 38A, the Noida Authority plans an e-auction that will separate GIP Mall and Gardens Galleria.

Noida: Noida Authority has decided to auction approximately 15,000 square meters of prime land located between GIP Mall and Gardens Galleria in Sector 38A. The decision comes after the authority secured legal ownership of the disputed parcel and is now preparing to sell it through an e-auction process. The move is important because it will physically and operationally separate two of Noida’s most prominent commercial destinations.
The land is situated between Gate No. 10 and Gate No. 11 and has been the subject of a long-running dispute between the Noida Authority and the Unitech Group. Following a favorable court ruling, the authority took possession of parts of the land last year. Currently, a section of the site is used for bike parking, while the remaining area serves as a pedestrian corridor connecting GIP Mall and Gardens Galleria.
The location is considered highly valuable due to its position in one of Noida’s busiest retail and entertainment hubs. The site was previously known for hosting a unique restaurant where visitors could dine on suspended seats nearly 90 meters above the ground.

According to officials, the Noida Authority will auction the land under the commercial land-use category through an e-auction. The authority believes the plot’s strategic location and strong commercial potential could attract significant interest from developers and investors, helping generate substantial revenue.
The decision follows the authority’s successful legal battle over the ownership of the land, which was previously linked to the financially troubled Unitech Group.
The auction is expected to reshape the layout of the commercial district around Sector 38A. Once sold, the land will no longer act as a common connecting space between GIP Mall and Gardens Galleria. As a result, both destinations are likely to operate as completely independent complexes with separate access arrangements and identities.
The Noida Authority is expected to announce the e-auction schedule and bidding terms in the coming weeks.

Interested developers and investors will be able to participate in the auction process once the official notification is released. After the auction is completed and development plans move forward, GIP Mall and Gardens Galleria will function independently, marking a major change for the commercial landscape of Sector 38A.
