Ghaziabad to Auction Properties of 62 Defaulting Builders to Recover Homebuyers’ Money

Ghaziabad: The Ghaziabad district administration has stepped up recovery proceedings against builders who have failed to meet their financial obligations to homebuyers. Acting on recovery certificates issued by the Real Estate Regulatory Authority (RERA), officials have identified properties belonging to 62 builders for attachment and auction. The first phases of the auction process are scheduled for October 16 and November 6, 2026, according to the information provided by the district administration.

The action covers 329 recovery certificates issued in cases involving outstanding dues to homebuyers. Officials have initiated preliminary recovery measures, including issuing notices and attaching properties and bank accounts. The proposed auctions are intended to recover the money owed under these certificates and facilitate refunds to eligible buyers in accordance with the applicable rules.

Several developers have been brought under the administration’s recovery drive. The builders named in the reported list include Pratik Builder, Salvia Infra, Sare Samag Realty, MKS Infra, AKG Homes, Saya Homes, VXL Builder, Star MD Real Con and Deepak Tyagi Builder.

The administration has identified assets associated with these developers as part of its efforts to recover outstanding amounts. The recovery certificates form the basis of the proceedings, while property attachment and auction are among the measures being pursued to collect the dues.

District Magistrate Ravindra Kumar Mander said the administration continues to receive recovery certificates from RERA. Following their receipt, the concerned tehsil authorities initiate recovery proceedings to collect the amounts due.

He also stated that the administration would work towards recovering the outstanding amounts in full in cases covered by the recovery certificates. The money collected through these proceedings is deposited with RERA for further action in accordance with the applicable rules.

The recovery proceedings could offer relief to buyers who have been waiting for refunds from defaulting developers. By moving from notices and attachment proceedings towards property auctions, the administration is attempting to convert builders’ assets into funds that can be used to meet outstanding recovery claims.

However, identifying or attaching a property does not guarantee that a buyer will immediately receive a refund. The final recovery will depend on factors such as the successful sale of the assets, the amount realised through the auctions, competing claims and the applicable disbursement procedure.

The administration is expected to proceed with the scheduled auction phases and continue recovery action against the identified builders. The outcome will depend on whether the properties attract successful bids and how much money can be recovered against the pending certificates.

For affected homebuyers, the key developments to watch will be the completion of the auctions, the amount recovered and the subsequent disbursement of funds through the prescribed process. Buyers with pending RERA recovery certificates should track the status of their individual cases and seek updates from the relevant authority.
