Alibaug: Indian cricket icon Virat Kohli and Bollywood actress Anushka Sharma have made another major real estate investment, purchasing 5.1 acres of land in Alibaug for ₹37.86 crore. The deal reflects the increasing attraction of the coastal town as a preferred destination for luxury living and second homes.
According to property registration records, the couple bought two adjoining plots in Zirad village from Sonali Amit Rajput, a director at Samira Land Assets Pvt. Ltd. The transaction was officially registered on 13 January, as confirmed by real estate analytics firm CRE Matrix. A stamp duty of approximately ₹2.27 crore was paid for the purchase, with Kohli’s brother, Vikas Kohli, handling the legal formalities.
This is not the couple’s first investment in the region. In 2022, Kohli and Sharma acquired nearly eight acres of land in Alibaug for ₹19.24 crore through two separate transactions. They have since developed a luxury holiday home on that property. Both Samira Land Assets and Samira Habitats, from whom the earlier plots were bought, operate under the same real estate group with a strong presence in Alibaug.
Celebrity Interest Boosts Alibaug Market
Industry experts believe high-profile purchases like this play a key role in shaping local property trends. Abhishek Kiran Gupta, CEO of CRE Matrix, described the deal as a classic example of a “celebrity signal.” He noted that large acquisitions by well-known personalities often influence land prices and encourage interest from other high-net-worth buyers.
Such investments are gradually transforming Alibaug from a quiet celebrity retreat into an organized luxury real estate hub. Over the past few years, the town has seen increasing demand for premium villas, plotted developments, and branded residences.
Alibaug Emerging as a Luxury Hotspot
Once known mainly for private vacation homes of Mumbai’s elite, Alibaug is now evolving into a mainstream luxury destination. Several top developers have launched high-end projects targeting affluent buyers from India and abroad.
Last year, Hiranandani Communities introduced a massive 225-acre township project named Hiranandani Sands, with an estimated revenue potential of ₹17,000 crore. The development is being positioned as a lifestyle extension of Mumbai, featuring luxury homes, villas, plots, and serviced apartments.
Other major players, including Lodha Group, are also expanding their footprint in the region. In 2024, Gurugram-based Emaar India entered the Mumbai market with its first Alibaug project, Casa Venero, a 24-acre luxury villa community priced between ₹8 crore and ₹15 crore.
With infrastructure improving and premium projects on the rise, Alibaug is steadily strengthening its reputation as one of India’s most sought-after real estate markets.
