First-ever Elie Saab branded residences to be launched in India
In a significant push to India’s growing branded residences segment, M3M India has partnered with global luxury fashion and lifestyle brand Elie Saab to develop two ultra-premium residential projects in Gurugram and Noida. The developments, which will involve a combined investment of around ₹3,500 crore, are expected to deliver nearly 950 high-end homes across the two cities.
The projects, to be executed by M3M India and its group company Smartworld Developers, will mark Elie Saab’s debut in India’s branded residential market. Internationally, the brand has already established a presence across several countries through luxury real estate collaborations.
Project Locations and Scale
The Gurugram project will be developed by M3M India in Gurugram, located in Sector 111 along the Dwarka Expressway within the Smart City Delhi Airport (SCDA) zone. This project will feature around 300 ultra-luxury apartments, with a total investment of approximately ₹2,000 crore, including land costs.
Spread across a built-up area of nearly 1.3 million square feet, the Gurugram development will rise as a G+25 structure. Apartments will range from 4,200 to 4,600 sq ft, with prices starting at ₹15 crore and average rates hovering around ₹37,000 per sq ft. According to the developer, the project is expected to generate a topline of nearly ₹4,700 crore.
In Noida, Smartworld Developers will build the second project in Sector 98 on a six-acre land parcel. This development will involve an investment of around ₹1,500 crore and a developable area of approximately 1.2 million square feet. The Noida project will comprise nearly 650 units, including about 200 large luxury residences and 450 serviced apartments.
Luxury residences in Noida will be priced between ₹9 crore and ₹12.5 crore, while serviced apartments will start at around ₹3 crore. Apartment sizes will range from 2,850 to 3,810 sq ft for three- and four-bedroom units, while serviced suites will measure between 700 and 800 sq ft. Pricing is expected to average around ₹33,000 per sq ft.
Timeline, Approvals, and Market Outlook
Both projects have already received RERA approvals, and the developers plan to complete construction within five years. Industry observers see this collaboration as another sign of growing appetite for globally branded residences among Indian buyers.
Speaking about the partnership, M3M promoter Pankaj Bansal said the collaboration reflects rising demand for curated luxury living in NCR. He added that buyers of branded residences typically include high-net-worth individuals, celebrities, senior corporate executives, NRIs, and business families from Tier-II cities seeking premium homes in metro markets.
Building on Global and Domestic Luxury Partnerships
Elie Saab Group Vice Chairman and CEO Elie Saab Jr. noted that the brand entered the global branded residences segment in 2019 with a project in Dubai and has since delivered or partnered on over 25 real estate projects across 14 countries, including London, Vietnam, Casablanca, and São Paulo.
For M3M, this is not its first foray into branded real estate. The group has previously completed a residential project under the Trump brand in Gurugram and, in 2024, announced a collaboration with luxury watchmaker Jacob & Co. for a project in Noida.
With luxury housing demand in NCR being increasingly driven by end-users rather than investors, the launch of Elie Saab–branded residences is expected to further elevate Gurugram and Noida’s positioning as global luxury residential destinations.
