In a major boost to the region’s property market, NBCC sells 609 Housing units in Greater Noida through a high-value e-auction, transferring the entire lot to AU Real Estate for a combined value of ₹1,070 crore. The transaction, confirmed via regulatory filings, marks one of the largest bulk housing sales in the Greater Noida West region and offers a fresh push to stalled Amrapali-linked projects now being completed by NBCC.
The housing units are part of two major projects — Aspire Leisure Valley and Aspire Centurian Park — both located in Greater Noida (West). These projects were originally part of the stalled Amrapali Group developments, which NBCC was tasked to complete after intervention from the Supreme Court. The fresh sale of these units is expected to further accelerate construction work and completion timelines.
AU Real Estate emerged as the successful bidder for the entire lot of 609 units. The properties are spread across two prime clusters and were auctioned with a clear breakup:
1. Aspire Leisure Valley (Phase 2)
- Units Sold: 462
- Auction Value: ₹696.20 crore
This project features a mix of villas, independent floors, and premium residences designed for mid- to high-end homebuyers. With NBCC’s construction responsibility and AU Real Estate’s marketing control, the project is expected to regain strong buyer interest.
2. Aspire Centurian Park
- Units Sold: 147
- Auction Value: ₹373.23 crore
Centurian Park is positioned as a low-rise, family-oriented residential community with spacious layouts and green surroundings. The properties here have already seen revived demand after NBCC restarted construction work in recent months.
Together, both transactions add up to ₹1,069.43 crore, which is widely being rounded off to ₹1,070 crore across official and media reports.
NBCC will earn a 1 percent marketing fee on the total transaction amount as part of its agreement for handling and monetizing assets linked to the Amrapali projects.
