Greater Noida Authority Launches ₹3,600 Crore Commercial Plot Scheme to Boost Development

Greater Noida Industrial Development Authority (GNIDA) has launched a ₹3,600 crore commercial plot scheme offering 37 premium plots across key sectors of the city. The authority expects this initiative to attract top developers and significantly boost Greater Noida’s business landscape.

The newly announced scheme includes 37 commercial plots located in important sectors such as Sector 3, Sector 10, Sector 12, Ecotech-1 Extension, and Ecotech-12. These plots will be allotted through online e-auction, ensuring complete transparency for buyers.

The plots fall into two development categories:

  • FAR-4 Plots: Suitable for large projects like malls, office towers, hotels, banquet halls, and mixed-use commercial spaces.
  • FAR-2 Plots: Ideal for smaller setups such as retail shops, restaurants, cafés, showrooms, and service businesses.

The biggest plot on offer is in Ecotech-12, measuring over 23,000 sq. m. and valued at around ₹216 crore.

Application & Auction Process

  • Registrations for the scheme opened on 13 November 2025.
  • The last date to apply is 5 December 2025.
  • Applicants must submit their documents by 12 December 2025, along with the required Earnest Money Deposit (EMD) and processing fees.
  • The final allotment will be done through an e-auction.

GNIDA has also clarified that while consortiums are allowed to participate, buyers cannot subdivide or combine plots after allotment.

Timelines for Development

Developers who secure plots under this scheme must follow a strict construction timeline:

  • Phase 1 completion: Within 3 years
  • Full project completion: Within 5 years

The authority believes these timelines will help ensure faster urban growth and timely delivery of commercial infrastructure.

Officials say the new scheme comes at a time when Greater Noida is witnessing rapid infrastructure upgrades, especially with the development of the Noida International Airport, improved road connectivity, Metro expansion, and rising investor interest.
