YEIDA Starts Land Search for 40 Sqm Residential Plot Scheme in Noida
After board approval, YEIDA has begun identifying land for its affordable 40 sqm residential plot scheme, aimed at low-income families, with Sector 18 emerging as a likely location.

Noida: Yamuna Expressway Industrial Development Authority (YEIDA) has started identifying land for its proposed 40 sqm residential plot scheme, marking the next step towards launching an affordable housing initiative for low-income families.
The land search began after the YEIDA Board approved the scheme, and officials are now looking for residential land already registered in the authority’s name. This is necessary because RERA registration can only be completed if the land is officially owned by YEIDA, making it a crucial step before the scheme is launched.
The authority is currently surveying residential sectors where land has already been acquired and registered. Sector 18 is expected to be one of the first locations considered for the project. Although YEIDA plans to offer around 4,000 residential plots, the allotment will be carried out in phases depending on how much suitable land is available.

Earlier this year, the authority successfully completed the allotment of 973 residential plots ranging from 162 sqm to 290 sqm, with the draw concluded on June 18.
According to Shailendra Bhatia, Additional Chief Executive Officer (ACEO) of YEIDA, the authority will begin the RERA registration process immediately after the required land is identified. He said the planning department is assessing available land and will decide the exact number of plots that can be developed in the first phase of the scheme.
The proposed scheme is expected to benefit economically weaker sections (EWS) by offering affordable residential plots. YEIDA plans to give priority to low-income families, factory workers, street vendors, and other eligible applicants, making home ownership more accessible in the rapidly developing Yamuna Expressway region.
Once the land selection and RERA registration are completed, YEIDA is expected to announce the detailed plot scheme, including eligibility criteria, application dates, pricing, and allotment process. Interested applicants are advised to keep an eye on official YEIDA notifications for further updates.
