Adobe Leases 1.58 Lakh Sq Ft Office Space at Max Square in Noida

Noida: Global technology giant Adobe has leased nearly 1.58 lakh square feet of office space at Max Square, a premium commercial project developed by Max Estates Limited along the Noida-Greater Noida Expressway. The deal marks another major leasing transaction in Noida’s growing Grade-A office market and further strengthens the city’s appeal among multinational technology firms and Global Capability Centres (GCCs).
The lease agreement reflects increasing demand for high-quality office environments that combine sustainability, employee wellbeing, and modern workplace infrastructure. Located in Sector 129, Noida, Max Square has rapidly emerged as one of NCR’s most sought-after office destinations for global companies expanding their India operations.
Adobe’s new workspace will become the company’s seventh office in India and its third office in Uttar Pradesh. The facility is expected to house more than 700 employees across engineering and customer-focused functions, underlining Adobe’s continued investment in India’s technology talent ecosystem.
The move comes at a time when many global firms are strengthening their presence in India, especially through GCCs and innovation centres. Noida, in particular, has seen rising demand due to its improving infrastructure, metro connectivity, and growing supply of premium commercial developments.
According to Max Estates Limited, the transaction highlights the growing preference among occupiers for office campuses that focus not just on workspace efficiency but also on employee experience and wellness.
Rahul Arora, AVP and Head of Leasing at Max Estates Limited, said the onboarding of Adobe adds significant value to the project’s ecosystem. He noted that companies today are increasingly looking for workplaces that provide integrated amenities, wellness-focused spaces, and high-quality built environments that support employee productivity.
Max Square has been designed around the concept of “where nature meets work.” The campus offers sustainable infrastructure, open green spaces, wellness-oriented planning, and integrated facilities aimed at creating a healthier and more collaborative work environment. The development is also IGBC Platinum-certified, reflecting its focus on sustainability and environmentally conscious design.
The project has witnessed strong leasing momentum over the past year. Earlier, AML RightSource leased nearly 1.57 lakh sq ft at the same development to establish one of the largest GCCs in Delhi-NCR. With Adobe joining the tenant roster, Max Square continues to build its profile as a hub for technology-led and knowledge-driven companies.
Max Estates also stated that its operational commercial portfolio including Max Square, Max House, and Max Towers has remained fully leased for more than a year. This indicates sustained demand for premium office assets despite changing workplace strategies and hybrid work trends across the corporate sector.
Industry experts believe the latest leasing transaction highlights the resilience of India’s top commercial office markets, especially in cities like Noida, Bengaluru, Hyderabad, and Pune, where global firms continue to expand engineering, AI, and digital operations.
