Ashiana Housing Launches Phase 4 of Ashiana Malhar in Pune

Ashiana Housing introduces Phase 4 of its Pune township Ashiana Malhar, offering premium 2 and 3 BHK homes with mountain views, Vastu layouts, and limited inventory amid strong demand.

Pune: Ashiana Housing Ltd has announced the launch of Phase 4 of its residential township Ashiana Malhar in Pune, positioning it as the most premium offering within the project. The new phase comes on the back of strong buyer response in earlier phases and introduces upgraded specifications and enhanced lifestyle features.

The latest phase will feature a limited inventory of 110 apartments, designed to create an exclusivity-driven opportunity for homebuyers. Spread across 14 floors, the tower has been carefully planned with eight units per core to ensure a balance between privacy and community living.

One of the key highlights of Phase 4 is its mountain-facing orientation, making it the only tower in the township to offer such views. Additionally, homes are designed with East and West Vastu-compliant layouts and overlook nearly 3.12 acres of open green space, enhancing both natural light and ventilation.

The project offers 2 BHK and 3 BHK apartments, with prices starting at ₹83 lakh for 2 BHK units and ₹1.02 crore for 3 BHK units. The developer has also introduced limited-time benefits for early buyers, including registration incentives of up to ₹5 lakh.

According to Ankur Gupta, Joint Managing Director at Ashiana Housing, the new phase reflects the company’s focus on creating thoughtfully designed premium homes within integrated communities. He highlighted that the combination of scenic views, modern specifications, and Vastu-friendly layouts makes this offering particularly attractive for Pune homebuyers.

Echoing similar sentiments, Col. Sunil Vidyadhar Damle, Vice President at Ashiana Housing, stated that Phase 4 is expected to be the most preferred tower due to its strategic location within the township, enhanced specifications, and uninterrupted green views.

Ashiana Malhar is being developed as a joint venture project, with revenue shared between partners. The overall project cost is estimated at ₹750–800 crore, funded primarily through internal accruals.

In terms of progress, Phase 1 has already been delivered, while Phase 2 is expected by November 2026 and Phase 3 by June 2027. The newly launched Phase 4 is targeted for completion by September 2029, with further expansion plans under Phase 5 to be announced later.

The company added that strong sales momentum and the recent launch of a clubhouse have further boosted buyer confidence, reinforcing the project’s position as a premium residential destination in Pune.
