Mumbai: Aurum PropTech Ltd has sold two commercial properties in Navi Mumbai for around ₹112 crore, a move aimed at reducing debt and strengthening investments in artificial intelligence (AI)-driven real estate technology platforms.
The company confirmed in a regulatory filing that its board has approved the sale of Buildings Q5 and Q6 located at Millennium Business Park. These assets had a combined book value of ₹27 crore, meaning the transaction is expected to generate a significant profit for the company.
Aurum PropTech said part of the sale proceeds will be used to prepay its Lease Rental Discounting (LRD) facility worth ₹56 crore. Once the repayment is completed, the company expects to become largely debt-free, strengthening its balance sheet and financial flexibility.
The company stated that this asset sale is part of a larger financial restructuring strategy aimed at reallocating capital toward technology-led growth rather than holding physical real estate assets.
Aurum PropTech is planning to accelerate the adoption of artificial intelligence across its proptech ecosystem, particularly in areas such as rental housing, property distribution, and real estate financing solutions.
According to company officials, AI will help improve multiple functions within the real estate sector, including tenant acquisition, automated leasing processes, and dynamic pricing strategies for rental properties.
The technology will also assist real estate companies with better property discovery tools, lead analytics, and automated sales processes, helping developers and brokers improve efficiency and customer engagement.
