Separate schemes announced for corporate offices, hotels, group housing and religious use
Noida Authority has launched a fresh set of plot schemes spanning corporate offices, commercial projects, hotels, group housing and religious purposes. Applications opened on Thursday and will remain available until February 26.
Officials said that allotment for all categories—except religious plots—will be carried out through an e-auction process, ensuring transparent bidding. Religious plots, however, will be allotted through an interview-based selection.
Under the corporate office category, the authority has offered 10 plots in Sector 152. Nine of these measure around 1,000 square metres each, while one larger plot spans approximately 4,000 square metres. Reserve prices in this segment start at about Rs 1 crore and go up to nearly Rs 4.4 crore.
For commercial builder projects with a floor area ratio (FAR) of four, five large plots have been listed in Sectors 96, 98, 62 and 108. These plots range from roughly 24,000 square metres to 50,000 square metres, with reserve prices between Rs 400 crore and Rs 800 crore, making them some of the most high-value offerings in the current scheme.
In addition, six smaller commercial plots with FAR 2—sized between 5,000 and 22,000 square metres—are available in Sectors 61, 142, 132, 135 and 126. The reserve prices for these sites range from around Rs 76 crore to Rs 270 crore, catering to mid-sized commercial developments.
The authority has also rolled out a hotel plot scheme, offering six plots across Sectors 93B, 105, 135 and 142. Plot sizes here vary from about 2,000 square metres to 24,000 square metres, with reserve prices starting at Rs 36 crore and going up to Rs 340 crore. These sites are expected to attract hospitality developers looking to tap into Noida’s growing business and residential catchment.
On the residential side, two group housing plots have been introduced in Sector 151, aimed at large-scale housing projects.
Meanwhile, two plots—measuring approximately 302 square metres and 600 square metres—have been earmarked for religious use in Sectors 15A and 93B. Intended primarily for temple construction, these plots carry reserve prices of about Rs 2.7 crore and Rs 4.1 crore and will be allotted through interviews rather than auctions.
With this multi-category launch, the Noida Authority is seeking to accelerate urban development while offering opportunities across diverse real estate segments—from corporate offices and commercial hubs to hotels and housing—strengthening Noida’s position as a key growth corridor in the NCR.
