DDA Launches Nagrik Awaas Yojana 2026: Delhi Flats Get 25% Discount, Prices Start Below ₹10 Lakh

• Over 1,700 DDA flats available in Narela and Siraspur

• EWS homes priced under ₹10 lakh after 25% discount

• Booking opens January 28, 2026, on a first-come, first-served basis

New Delhi: Delhi Development Authority (DDA) has introduced its latest housing scheme, “DDA Nagrik Awaas Yojana 2026,” offering flats at a flat 25% discount across multiple income categories. With entry-level homes priced below ₹10 lakh, the scheme is being seen as one of DDA’s most affordable initiatives in recent years.

Unlike earlier housing schemes that primarily catered to government employees, this time the program is open to all eligible citizens, widening access for families looking to own property in Delhi.

1,720 Flats Across Narela and Siraspur

Under the new scheme, DDA is offering a total of 1,720 flats spread across two locations:

• Narela: 1,301 flats

• Siraspur: 411 flats

While Siraspur exclusively offers LIG units, Narela features a mix of EWS, LIG, MIG, and HIG apartments, giving buyers multiple options based on budget and requirement.

Category-Wise Price Range

After applying the 25% discount, the revised pricing stands as follows:

• HIG (Narela): ₹95 lakh to ₹1.13 crore

• MIG (Narela – 459 flats): ₹66 lakh to ₹82 lakh

• LIG (Narela – 481 flats): Around ₹15.26 lakh to ₹15.32 lakh

• LIG (Siraspur – 411 flats): ₹11.51 lakh to ₹11.71 lakh

• EWS (Narela – 63 flats): ₹9.60 lakh to ₹9.69 lakh

The availability of EWS flats under ₹10 lakh has drawn particular attention, as such pricing is rare within Delhi city limits.

Booking Amount by Category

Applicants will need to deposit a booking amount based on the chosen category:

• HIG: ₹10 lakh

• MIG: ₹4 lakh

• LIG: ₹1 lakh

• EWS: ₹50,000

Interested buyers can submit applications through DDA’s official portal:
https://eservices.dda.org.in

Steps to apply:

1. Visit the portal and select “DDA Nagrik Awaas Yojana 2026.”

2. New users must register by paying a one-time, non-refundable ₹2,500 fee.

3. Existing DDA portal users can log in directly without paying the registration fee again.

Flat bookings will begin on 28 January 2026 at 12:00 PM and will be processed on a first come, first served basis.

Strong Demand Expected

DDA officials noted that in a recent housing drive, nearly 65% of Narela flats were sold within just one week. Under the earlier Karmayogi Awas Yojana 2025, most of the 1,165 flats were booked quickly, especially in premium categories.

With similar interest expected this time, buyers are advised to complete their applications early to improve their chances of securing a unit.
