Godrej Properties Leads Indian Residential Market in 2025
With record sales, strong collections, and consistent quarterly performance, Godrej Properties emerges as India’s largest listed residential developer for the second year in a row.

Godrej Properties Limited (GPL) has once again secured its position as India’s largest listed residential real estate developer, retaining the top spot for the second consecutive year. The ranking is based on key performance indicators such as booking value and cash collections for Calendar Year 2025.
The company delivered an impressive performance during CY2025, achieving a total booking value of ₹34,171 crore, reflecting a 19 percent year-on-year growth. Cash collections also saw strong momentum, rising 28 percent to ₹18,979 crore.
GPL sold 16,428 homes during the year, covering a total saleable area of 27.26 million sq. ft., supported by 41 new project launches across major cities in India.
The growth trend has continued into the current financial year as well. In FY26 year-to-date, Godrej Properties has already recorded booking value of ₹24,008 crore, marking a 25 percent YoY increase, while collections have reached ₹12,018 crore, up 19 percent.
The company’s quarterly numbers also highlight strong momentum. In Q3 FY26, GPL reported booking value of ₹8,421 crore, a sharp 55 percent rise YoY, along with collections of ₹4,282 crore, up 40 percent from the previous year.
Commenting on the performance, Gaurav Pandey, MD & CEO of Godrej Properties, said the company’s growth reflects the sustained demand for high-quality homes across India’s leading metropolitan markets. He emphasized that the focus will remain on innovation, design excellence, timely delivery, and sustainability to maintain this momentum in 2026.
While Godrej Properties has claimed the leadership position, competition remains strong. Market leader by capitalization, DLF, is yet to announce its October–December quarter booking figures.
Meanwhile, Bengaluru-based Prestige Estates Projects reported robust performance, with sales bookings jumping 122 percent YoY to ₹22,327 crore in the first nine months of FY26. Including the January–March quarter, its total bookings for CY2025 stood at approximately ₹29,337 crore.
Similarly, Lodha Developers posted pre-sales of ₹19,450 crore for CY2025, driven by strong housing demand and a healthy launch pipeline.
Godrej Properties’ sales in 2025 were well diversified across key markets. The Mumbai Metropolitan Region (MMR) led with ₹9,677 crore, followed by NCR at ₹9,348 crore, Bengaluru at ₹6,566 crore, Pune at ₹4,083 crore, and Hyderabad at ₹3,052 crore.
The consistent performance across all four quarters—each generating over ₹7,000 crore in bookings—highlights the company’s strong execution capability and market presence.
With rising demand for organized and branded developers, India’s residential real estate sector continues to witness healthy growth, and Godrej Properties appears well positioned to maintain its leadership in the coming years.
