YEIDA to Launch 973 Residential Plots Near Noida Airport

The Yamuna Expressway authority is preparing to launch a new residential plot scheme near Noida International Airport, offering 973 plots across three sectors amid rising housing demand in the region.

  • Average plot rate expected at around ₹35,000 per sq metre

  • Allotment through lucky draw after RERA approval

To cater to the fast-growing demand for housing around the upcoming Yamuna Expressway Industrial Development Authority (YEIDA) area, the authority is set to launch a new residential plot scheme later this month, officials confirmed.

The scheme will offer 973 residential plots of various sizes in sectors 15C, 18, and 24A, all located close to the Noida International Airport, which is expected to become operational by February 2026.

According to YEIDA CEO R K Singh, the authority is awaiting registration from the Uttar Pradesh Real Estate Regulatory Authority (UPRERA), which is mandatory before launching any housing scheme. “We expect the scheme to be launched within the next 15 days once the RERA registration is received,” he said.

Plot sizes and pricing

Under the proposed scheme, plot sizes will range from 162 square metres to 290 square metres. The breakup includes:

  • 476 plots of 162 sq m

  • 481 plots of 200 sq m

  • Limited plots of 183, 184, 223, and 290 sq m

The average price is estimated at around ₹35,000 per square metre, making the scheme attractive for both end-users and long-term investors looking to benefit from the airport-led development.

Application and allotment process

Interested applicants will need to deposit 10% of the plot cost as a registration amount to participate in the lucky draw. The registration window will remain open for about a month, after which allotment letters will be issued. Possession of the plots will be offered soon after the allotment process is completed.

YEIDA has also made category-based reservations under the scheme:

  • 17.5% of plots reserved for farmers whose land was acquired

  • 5% reserved for owners of functional industrial units in the YEIDA area

  • Remaining 77.5% plots open for the general category

Strong momentum in the airport region

Real estate activity along the Yamuna Expressway has seen sharp appreciation in recent years. According to industry reports, apartment prices in the region have surged by over 150%, while plot values have risen more than 500% in the last five years, largely driven by infrastructure growth.

A report by Colliers India noted that land prices in the Jewar township have already increased by around 40% over the past five years and could rise another 50% by 2030, supported by projects such as the airport, metro expansion, International Film City, and planned themed city developments.

With demand continuing to rise, YEIDA’s upcoming residential plot scheme is expected to draw strong interest from homebuyers and investors looking to secure land near one of India’s largest upcoming aviation and infrastructure hubs.
