Mumbai: Smartworks rents 1.82 lakh sq ft office space in Mumbai as part of its continued expansion strategy in India’s financial capital. The managed office space has been taken on lease at ‘The Square’, a commercial project developed by Lloyds Realty Developers Ltd.
With this transaction, Smartworks strengthens its presence in Mumbai, where demand for high-quality, flexible office solutions remains steady among large enterprises. The company primarily leases large office spaces, converts them into managed co-working centres, and sub-leases them to corporates seeking scalable and premium work environments.
Neetish Sarda, Managing Director and Founder of Smartworks, said Mumbai continues to be a strategic market for the company due to strong enterprise demand across key business districts. He added that with the latest addition, the company’s total portfolio in Mumbai has crossed 2 million sq ft, positioning it to serve both existing and emerging workspace requirements.
The move reflects a broader trend in India’s commercial real estate sector, where corporates are increasingly opting for managed office solutions instead of traditional long-term leases. Flexible layouts, operational efficiency, and cost optimization are driving this shift.
Smartworks, which was listed on stock exchanges last year, currently manages 15.3 million sq ft of office space across 63 centres in 15 cities in India and Singapore. The latest deal further consolidates its leadership position in the rapidly growing co-working segment.
Industry experts believe that Smartworks rents 1.82 lakh sq ft office space in Mumbai at a time when Grade A office demand is witnessing renewed traction, especially in metro cities with strong financial and corporate activity.
