Buyers of the SmartWorld Orchard project in Gurugram’s Sector 61 have launched a collective action demanding accountability from the developer over project delays, safety concerns, and lack of transparency.

A group of homebuyers from the SmartWorld Orchard residential project in Sector 61, Gurugram has formed a collective action group to raise concerns about construction delays, safety risks, and alleged lack of transparency from the developer.

The project was marketed and sold in 2021 with a promised possession timeline of 2024. However, according to several buyers, the construction work at the site remains incomplete even in 2026, leaving many families uncertain about when they will receive their homes.

Homebuyers claim that while purchasing the flats, they were promised certain financial and sales benefits that would continue until possession of the apartments.

However, in 2024, these benefits were allegedly discontinued before the homes were delivered.

Buyers say the sudden change in terms has added financial pressure on families who were already waiting for the completion of their homes.

“We invested in this project based on commitments made at the time of booking. Stopping benefits before possession is unfair for buyers who are still waiting for their homes,” one member of the buyers’ group said.

Another major issue raised by the buyers is the change in the entry route to the society.

According to the group, access to the project has reportedly been rerouted through the rear side, which they say raises serious safety concerns, especially for women, children, and elderly residents.

Buyers claim that the alternative entry route lacks proper infrastructure and security arrangements, making it inconvenient and potentially unsafe for future residents.

Members of the collective have also raised concerns about information disclosure related to the surrounding area.

They claim that during the sale of the flats, buyers were not informed about the presence of a cremation ground located adjacent to the project site.

The group believes such details should have been transparently disclosed to buyers at the time of booking so that purchasers could make informed decisions.

Through their collective action, the homebuyers are demanding:
