Prestige Group Enters Gurugram with 17-Acre Project, Targets ₹4,200 Crore Revenue

Prestige Group signs a joint development deal for a 17-acre residential project in Sector 92, Gurugram, aiming to capitalise on Dwarka Expressway growth and rising NCR housing demand.

Gurugram: Prestige Group has expanded its footprint in the NCR region by entering into a joint development agreement (JDA) for a large residential project in Gurugram. The project, spread across 17.2 acres in Sector 92, is expected to generate a revenue potential of around ₹4,200 crore.

The Bengaluru-based developer has partnered with a landowner group to develop the project, marking a strategic push into one of the fastest-growing micro-markets in Gurugram. The land parcel is located close to the Dwarka Expressway, a key infrastructure corridor that has significantly improved connectivity between Delhi and Gurugram.

According to the company’s regulatory filing dated April 1, the project will be developed as a modern residential community, focusing on quality construction, efficient planning, and timely delivery—hallmarks of the Prestige Group’s brand positioning.

Chairman and Managing Director Irfan Razack stated that this move aligns with the company’s broader strategy to strengthen its presence in key markets like NCR. He highlighted that while housing demand in the region remains steady, the company is selectively investing in locations with strong infrastructure growth and long-term potential.

The Sector 92 micro-market has been witnessing increasing interest from both developers and homebuyers, driven by improving road connectivity, proximity to business hubs, and planned infrastructure upgrades. Industry experts believe that projects near Dwarka Expressway are likely to see sustained demand in the coming years.

From the landowner’s side, Ajay Munot expressed confidence in Prestige Group’s execution capabilities, stating that the partnership is expected to unlock significant value and contribute positively to the local real estate ecosystem. The landowners are represented by Sare Gurugram Private Limited, a joint venture of Eka, KGK, and Dhoot Group.

This development further strengthens Prestige Estates’ residential portfolio in NCR and reflects its continued expansion into high-growth urban markets through strategic collaborations and disciplined project execution.
