Revised Noida Plot Rates Effective April 2025: Sector-wise Price & Transfer Fee Chart

As of April 21, 2025, the Noida Authority has officially changed the prices of residential plots in different sectors. This was decided at the 217th Authority Board meeting on March 28, 2025. The new rates change both the current sector rates and the transfer rates for plots. These changes are based on location costs, such as how close a plot is to the Expressway or Metro.
Understanding the New Rate Structure
The new system includes:
- First off, the current sector rate reflects the latest price per square meter for plots across various sectors.
- An additional percentage applied to plots near Expressways or Metro corridors.
- Transfer Fee: A 2.5% fee based on the current sector rate is applied whenever a property is sold or transferred.
There are five categories: A+ (high-end sectors), E (low-cost sectors), and A+, Expressway, B, Metro, or E, Expressway+Metro, depending on where the location is best for business.

Group Housing TM Charges in Noida 2025
What location charges do?
Properties close to the Expressway have a 7.5% location charge, and those close to the Metro have a 10% location charge. The plots that are connected to both the Expressway and the Metro have the highest premium, which is a 17.5% location charge.
What This Means for People Who Buy and Sell
The higher rates mean that buyers will have to pay more to get what they want, especially in high-end markets. But because Noida’s infrastructure is growing so quickly, investing now can still pay off.
For sellers, the change could raise property values, especially for plots in areas with good transportation links. The benefits of the location charge are a big selling point.
For investors, sectors with both Expressway and Metro connectivity are likely to appreciate faster in value.
Transfer Rate Revisions
The transfer rate is fixed at 2.5% of the present sector rate. This rate applies when ownership changes hands and is important for calculating registration and transaction costs.
For instance:
- In Sector 14A (A+ category), the transfer rate is ₹4,375 per square meter.
- In Sector 93A (A, Expressway category), the fee of transfer is ₹3,570.6125 for per square meter.
These rates can add a significant amount to transaction costs, so buyers must factor them in while budgeting.
Market Outlook After the Change
The new rates are likely to:
- Aligning plot pricing with existing demand will help stabilize the market.
- Promote high-end development in areas connected to the Expressway and Metro.
- The government could make more money by increasing transfer fees.
Real estate experts say prices may rise in the short term, but there was still plenty of room for them to do so over the long term, particularly with projects like Noida International Airport and Metro expansions yet to be completed.
Conclusion
For a property market in the city, nothing can be more exciting than the Noida Authority order revising rates for April 2025. Whether you are a buyer, seller or investor, one should have a fair knowledge of the sector-wise rates, location charges and transfer rates for prospective deals.
With absorbent pricing in the premium segment and its strategic location advantage working as demand driver, Noida has emerged out as a preferred real estate investment market in the NCR.
