MetLife Leases 75,000 Sq Ft Office Space in Noida for ₹41.84 Lakh

Noida: MetLife Global Operations Support Centre Private Limited has expanded its footprint in the National Capital Region by leasing 75,000 square feet of office space in Sector 144, Noida. The office space is located at Oxygen Business Park, a commercial project owned by Embassy Office Parks REIT.
According to property registration documents accessed by Propstack, the lease has been signed at a monthly rental of approximately ₹41.84 lakh for a period of five years. The office premises are situated on the 12th and 13th floors of Tower 3 within the business park.
The leased premises have a carpet area of 58,290 sq ft, while the chargeable area is about 74,732 sq ft, translating to a rental rate of roughly ₹56 per sq ft per month.
The lease agreement also includes a 15% rental escalation every three years, which is common in long-term commercial leasing contracts. As part of the agreement, MetLife has deposited ₹2.51 crore as security.
The lease officially commenced on October 1, 2025, while the rental payments will begin from July 1, 2026, according to the documents.
MetLife already operates a large office at the same business park. Media reports indicate that the company has been occupying around 2.91 lakh sq ft in Tower 2 of Oxygen Business Park since 2020.
With the new lease, the company appears to be expanding its Global Capability Centre (GCC) operations in Noida, a growing hub for multinational companies setting up technology, operations, and service centres.
Officials from MetLife could not be reached for comments, while queries have been sent to Embassy Office Parks REIT. The story may be updated once a response is received.
Embassy Oxygen is considered one of Noida’s prominent Grade-A office parks, strategically located close to the Noida–Greater Noida Expressway.
Spread across about 25 acres with approximately 3.3 million square feet of office space, the park houses several global companies including ARM Semiconductor, GlobalLogic India, and Air Liquide. It is also one of the few Special Economic Zone (SEZ) office parks in the micro-market.
Real estate experts believe that Noida and Greater Noida are increasingly attracting global companies and technology firms. Improved infrastructure, competitive rentals, and the upcoming Noida International Airport in Jewar are key factors driving commercial demand in the region.
Several major office leasing transactions have taken place recently in the NCR region.
For instance, in December 2025, EY Global Delivery Services India LLP leased 1.72 lakh sq ft of office space at the same Oxygen Business Park for five years. The deal involved a monthly rent of about ₹98.52 lakh, with a rental rate of roughly ₹57 per sq ft.
Similarly, in January 2026, IBM India Private Limited leased 2.3 lakh sq ft of office space in Gurugram for a total lease value of around ₹180 crore over a 10-year period.
In another large transaction, Eternal Ltd, the parent company of food delivery platform Zomato, leased 2.78 lakh sq ft across seven floors in the same IT park for a monthly rent of ₹2.33 crore.
Industry analysts say these deals highlight the growing role of the Noida-Greater Noida corridor as a major destination for global capability centres (GCCs) and technology-driven businesses. With large office parks, better connectivity, and competitive leasing costs, the region continues to attract multinational companies looking to expand their operations in India.
