Developer says concerns are being addressed on priority
Gurugram: Tension surfaced at two prominent residential projects in Gurugram on Sunday as homeowners of M3M Smartworld Solitude and M3M Smartworld Gem staged a protest against the developer. Residents accused the company of failing to deliver promised amenities and providing inadequate parking facilities despite charging premium prices.
The projects, launched in 2020 under the Deen Dayal Jan Awas Yojana as luxury floors, began handing over possession last year. However, buyers claim that several key facilities showcased at the time of sale remain incomplete or missing altogether.
Protesting residents gathered at the society gate, raising slogans and highlighting issues such as lack of parking space, diversion of green areas for vehicle parking, poor maintenance standards, and absence of essential amenities like a clubhouse and swimming pool.
According to residents, the parking infrastructure is insufficient for the nearly 4,200 households in the two projects. Many claim they are forced to park vehicles on internal roads and even on landscaped green areas.
“The parking space is extremely limited and has become a daily headache for us. Roads inside the complex are narrow, and now even green spaces are being used for parking,” said Prasoon Gupta, a resident.

Homeowners also alleged that several commitments made during sales were not fulfilled. “We were promised a fully developed clubhouse and swimming pool, but nothing has been delivered. Even the roofs that were supposed to be well-furnished are incomplete,” said Manoj Verma, another buyer.
Adding to the grievances, residents pointed to basic infrastructure concerns. Manish Sharma, a homeowner, said there is no proper visitor parking, construction defects are visible within a year of possession, and the society still depends on water tankers due to lack of government water supply.
The protest on Sunday followed a similar march held inside the complex a day earlier, where residents demanded immediate action and time-bound delivery of pending facilities.
Responding to the allegations, a spokesperson for M3M India acknowledged the concerns and assured corrective steps. “We are aware of certain facility-related issues raised by a few residents. Our teams are actively working to resolve them. Representatives have engaged with homeowners to understand their grievances, and timely resolution is being ensured. Resident safety and well-being remain our top priority,” the company said in a statement.
As the dispute continues, affected residents are demanding clear timelines and written commitments from the developer, hoping for quick solutions to long-pending problems.
