Exotica Housing Plans ₹500 Crore Commercial Project in Noida

Noida: NCR-based Exotica Housing has announced a ₹500-crore investment in a new commercial development in Sector 132, Noida, marking the company’s entry into the fast-growing IT and ITES office space segment.

The project, named Exotica One32, will be developed on a 5-acre land parcel with direct access from the Noida-Greater Noida Expressway. The location is also within walking distance of the proposed Sector 93 Metro Station, offering strong connectivity for future occupants.

Exotica One32 will comprise two 27-floor towers offering premium office spaces designed for IT and ITES companies, corporates, and entrepreneurs. Office units will range between 1,000 sq. ft. and 3,000 sq. ft., with pricing starting at ₹13,990 per sq. ft.

Alongside office spaces, the project will integrate retail outlets and food & beverage zones, creating a mixed-use environment that supports both work and lifestyle needs. According to RERA registration details, Phase 1 is expected to be ready for possession by January 2030. The company confirmed that all required statutory approvals, including RERA registration, have been secured.

Exotica One32 has received IGBC Gold certification and has applied for LEED Platinum certification, reflecting its focus on sustainable construction and energy-efficient infrastructure.

The development will offer more than 1,400 car parking spaces, including multi-level parking supported by AI-assisted systems. Advanced security features and modern building management systems are also planned to enhance safety and operational efficiency.

Dinesh Jain, Managing Director of Exotica Housing, said the company aims to create an integrated ecosystem tailored to the needs of today’s workforce. He highlighted that the project is designed to promote productivity, collaboration, and well-being in a sustainable environment.

Founded in 2005, Exotica Housing has delivered over 4,000 residential units across Delhi, Ghaziabad, Noida, and Greater Noida West. With Exotica One32, the developer is now expanding its footprint into commercial real estate, targeting growing demand for Grade-A office spaces in Noida’s emerging business corridors.

Industry observers note that Sector 132, located along the expressway belt, is witnessing rising interest from IT firms and institutional investors due to its infrastructure growth and connectivity advantages.
