Ghaziabad: AU Real Estate has announced an investment of Rs 1,500 crore to develop a premium housing project in Ghaziabad, Uttar Pradesh, marking a significant step in its expansion within the Delhi-NCR property market.

The project, named ‘The Sunflower’, is spread across nine acres and will feature a total of 595 luxury apartments. In the first phase, the company has launched 428 units for sale, with prices starting from Rs 3 crore onwards.

According to the company, the total development cost is estimated at around Rs 1,500 crore, while projected revenue from the project is expected to reach approximately Rs 2,000 crore. The launch reflects rising demand for high-end residential properties in Ghaziabad and nearby NCR cities, where buyers are increasingly seeking spacious layouts, premium amenities, and well-connected locations.

Founded by Ashish Agarwal, AU Real Estate has previously delivered both residential and commercial developments across Delhi-NCR. With ‘The Sunflower’, the company aims to strengthen its presence in the upper-mid and luxury housing segment.

Ghaziabad has emerged as a preferred destination for homebuyers due to improved infrastructure, metro connectivity, and relatively competitive pricing compared to central Delhi and Gurugram. Luxury projects in well-planned micro-markets are attracting both end-users and investors looking for long-term value appreciation.

For buyers considering properties in this price bracket, experts advise evaluating:

  • Developer track record and timely delivery history

  • Project approvals and RERA compliance

  • Connectivity to major employment hubs

  • Amenities, maintenance costs, and resale potential

With premium pricing starting at Rs 3 crore, ‘The Sunflower’ positions itself in the high-end category, targeting affluent buyers seeking upgraded living standards within NCR.
