YEIDA Earns Rs 389 Crore from Plot E-Auction Near Noida Airport

Yamuna Expressway Industrial Development Authority surpasses reserve price by Rs 106 crore in fresh group housing e-auction, signalling renewed residential demand around the upcoming Noida International Airport zone.

The Yamuna Expressway Industrial Development Authority (YEIDA) has generated Rs 389 crore through the e-auction of three group housing plots spread across nearly 13 acres near the upcoming Noida International Airport.

The auction, held recently, exceeded expectations as the combined reserve price of Rs 283 crore was surpassed by approximately Rs 106 crore, reflecting growing developer interest in the Yamuna Expressway region.

Among the successful bidders, Northwind Estate placed the highest bid at Rs 189 crore. Eldeco Infrastructure & Properties Ltd secured a plot for Rs 105 crore, while Provence Developers won another parcel with a Rs 95 crore bid.

Officials said the strong response indicates renewed traction in the residential segment, particularly in areas close to the airport, where infrastructure development is accelerating.

The newly allotted plots are largely located in Sector 22D of Yamuna City, where nearly 10,000 flats are expected to be developed in phases. Construction of high-rise residential societies is likely to begin once developers secure the necessary approvals.

With these three allotments, the total number of group housing plots allocated by YEIDA since 2024 has increased to 11. This marks a significant revival in residential land allotments after a gap of almost 13 years. The last major group housing scheme in the area was launched in 2011.

Prior to the latest auction, eight group housing plots were allotted to developers including Purvanchal Projects, Gaurs Group, Arihant Group, Eldeco Infrastructure & Properties Ltd, and Vibhor Vaibhav Infrahome. Some developers secured more than one parcel.

The plot sizes ranged from about 20,000 square metres to over 52,000 square metres, suggesting a mix of mid-sized and large-scale residential developments. With the addition of these 11 new plots, the total number of group housing projects in Yamuna City has now risen to 19.

However, officials acknowledged that several earlier projects remain incomplete, with some undergoing insolvency proceedings before the National Company Law Tribunal (NCLT), leaving a section of homebuyers still awaiting possession.

YEIDA officials stated that as airport operations approach, the authority is focusing on increasing residential density alongside industrial and commercial expansion. The goal is to ensure balanced urban growth in the Yamuna Expressway region.

So far, more than 30,000 residential plots have been allotted under various housing schemes in the area, and over 1,100 allottees have received completion certificates.

The latest e-auction results underline the region’s transformation into a high-potential residential hub, driven largely by infrastructure growth and the strategic importance of the upcoming international airport.
