Ranbir Kapoor Leases Five Floors for New RK Studios

Actor Ranbir Kapoor has reportedly signed a 20-year lease for five floors in Mumbai’s Andheri East to revive RK Studios with advanced production, post-production and virtual filmmaking facilities.

Mumbai: Actor Ranbir Kapoor is reportedly taking a major step toward reviving the legacy of RK Studios by leasing five floors in a commercial building in Andheri East for the next 20 years. The move signals the Kapoor family’s renewed focus on strengthening their production infrastructure in Mumbai.

According to media reports, the space has been leased in the Kanakia Wall Street Commercial Building and will be transformed into a state-of-the-art studio complex. The development is expected to house not just production facilities but also offices for members of the Kapoor family, including Neetu Kapoor, Karisma Kapoor, Randhir Kapoor, and Nitasha Nanda. The new setup is reportedly to be headed by Ranbir Kapoor and Karisma Kapoor.

While reports vary on the exact total area — with figures ranging from 9,000 square feet to nearly 2.5 lakh square feet — the proposed layout suggests a technologically advanced production ecosystem. The studio is reportedly being designed to allow two to three films to be shot simultaneously.

The first floor is expected to focus on virtual production, including a large LED volume soundstage featuring a 270-degree curved LED configuration for real-time digital environments. Additional virtual production stages are also planned, connected through high-speed networking to an AI-powered server system.

The second floor may house visual effects units along with family offices and a large AI-accelerated server farm to support high-end post-production work.

The third floor is expected to be dedicated to music and editing, including multiple recording studios, digital editing bays, dubbing suites, and a central temple space for family events.

The fourth floor could feature private preview theatres with a combined seating capacity of around 200, along with post-production and distribution rooms.

The fifth floor is reportedly planned to include luxury green rooms, a cafeteria capable of serving around 400 crew members, and climate-controlled storage for thousands of legacy RK memorabilia items.

Reports suggest that key approvals — including high-rise fire clearance and industrial electrical load sanctions — have already been secured. The final change-of-user certificate from the municipal authorities is still awaited and is expected by March 2026. A food license for the cafeteria is likely to follow in April 2026.

If timelines remain on track, studio operations could begin as early as June 2026.

RK Studios, originally founded by the Kapoor family, has long been associated with Indian cinema’s golden era. Ranbir Kapoor’s reported move is being seen as both a tribute to that legacy and a forward-looking investment in modern filmmaking technology.

If executed as planned, the new facility could position the Kapoor family not only as creative contributors but also as major infrastructure players in India’s evolving film production landscape.
