The transaction has drawn significant attention not just for its celebrity value, but because the sale price is notably lower than what the actress reportedly paid for the property just two years prior.
According to real estate documents accessed by market analytics firms, the apartment is situated in the premium residential tower ‘Parishram’ by Rustomjee (Keystone Realtors). The property spans a carpet area of 1,474 square feet and is located on the 11th floor of the high-rise.
A Curious Case of Valuation?
Real estate observers have been quick to point out the financial specifics of this deal. Zinta had originally purchased this same apartment in October 2023 for a reported sum of ₹17.01 crore. Selling it now for ₹14.08 crore represents a difference of nearly ₹3 crore on paper.
While the reasons for the sale at this valuation remain undisclosed, such transactions can sometimes be influenced by market corrections, portfolio restructuring, or specific internal adjustments within the asset holding. Despite the lower exit price, the per-square-foot rate for the deal remains in the ultra-luxury bracket, consistent with Pali Hill’s status as one of Mumbai’s most expensive zip codes.
The luxury apartment has been acquired by Vishal Kalyan Mirchandani. While specific confirmation is pending, the name matches that of a prominent corporate executive known for his leadership roles in India’s retail and commercial real estate sectors. This suggests the purchase is likely a high-value investment or a personal residence for a top-tier professional, rather than a speculative buy.
