Oppo Subleases 4.3 Lakh Sq Ft Space in Greater Noida for ₹1.04 Crore Rent

Greater Noida: A major commercial leasing deal has taken place in the industrial hub of Greater Noida, where Oppo Mobiles India Private Limited has subleased approximately 4.3 lakh square feet of space to Bhagwati Products Ltd for a monthly rent of ₹1.04 crore, according to property registration documents.

The property is located in Sector Ecotech 7, Greater Noida, an emerging manufacturing and industrial zone in the National Capital Region (NCR). The sublease agreement was officially registered on February 5, while the lease period began on January 1, 2026. The contract will run for four years and eight months, with an option for renewal once the term ends.

Documents show that the total leased area has been divided across multiple floors of the building. Bhagwati Products Ltd has leased:

• 10,000 sq m (about 1.07 lakh sq ft) on the third floor for ₹26 lakh per month

• Another 10,000 sq m on the third floor for ₹26 lakh per month

• 20,000 sq m (about 2.15 lakh sq ft) across the first and second floors for ₹52 lakh per month

Together, these sections account for the total monthly rent of ₹1.04 crore. The agreement also includes a 5% rent escalation clause after 24 months, which is a common practice in long-term commercial leases.

The transaction involved a stamp duty payment of ₹95.60 lakh, indicating the scale of the leasing deal.

According to the documents, Bhagwati Products Ltd was actively searching for a large facility to set up a manufacturing unit, which explains the demand for such a large industrial space in Greater Noida.

Bhagwati Products is an associate company of Micromax Informatics and operates in collaboration with Chinese original design manufacturer Huaqin Technology. The company manufactures devices for several well-known smartphone and electronics brands.

Industry reports suggest that its client portfolio includes Vivo, Oppo, OnePlus, Realme, iQOO, Lenovo, Motorola, and Acer, covering a wide range of electronics and mobile device categories.

The deal highlights the growing importance of Greater Noida’s Ecotech industrial sectors as a preferred location for electronics manufacturing and supply chain operations. With strong connectivity to the Noida-Greater Noida Expressway, Yamuna Expressway, and upcoming Noida International Airport, the region is attracting large-scale industrial investments.

For companies involved in smartphone assembly and electronics manufacturing, such facilities provide the required scale for production, warehousing, and distribution operations.
