Omaxe to Invest ₹8,000–9,000 Crore in Retail Projects, Focus Shifts Beyond Housing

Omaxe plans massive retail and commercial expansion across India, with high-street and mixed-use developments driving growth as retail now contributes over 50% of its total portfolio.

Realty major Omaxe Ltd is set to significantly scale up its presence in the retail and commercial real estate segment, with an investment pipeline of ₹8,000–9,000 crore planned over the next four years. The move comes as retail-driven developments now account for more than half of the company’s overall portfolio.

Managing Director Mohit Goel said the company is increasingly betting on high-street retail and mixed-use destinations, moving away from traditional mall formats. Retail’s share in the portfolio has grown sharply from around 20% a few years ago to over 50% today, reflecting changing consumer preferences.

At the centre of this expansion is The Omaxe State project in Dwarka, being developed in partnership with Delhi Development Authority. With a total investment of ₹2,500 crore, the project combines a cricket-cum-football stadium with high-street retail, hospitality, food and beverage, and entertainment zones. Nearly ₹1,000 crore of the investment is dedicated to retail infrastructure.

The project is designed as a “living stadium” concept, where visitors can shop, dine, and spend leisure time even when no matches are scheduled. The development is expected to attract residents from West Delhi and nearby regions, targeting the aspirational mid-income segment. Delivery is scheduled for the first quarter of FY2028, with leasing likely to begin about a year earlier.

Omaxe is also in discussions with major global and national brands, including sportswear giants such as Nike, Adidas, Puma, and Reebok, for large-format retail spaces within the project. Around 2–3% of retail space will be allocated to emerging direct-to-consumer (D2C) brands exploring offline expansion.

Beyond Delhi, the company is expanding aggressively into tier-2 and tier-3 cities through its BeTogether platform, focusing on bus-port integrated retail and city-centre projects. Key locations include Lucknow, Ayodhya, Prayagraj, Ghaziabad, and Kaushambi, along with developments in Vrindavan, Faridabad, New Chandigarh, and Ludhiana.

The company has already completed projects like Omaxe Chowk in Chandni Chowk and is working on a similar development in Karol Bagh. Future plans also include commercial developments within integrated townships in cities like Indore and Amritsar.

According to Goel, Omaxe’s retail strategy is built on three key pillars: expansion in emerging cities, preference for open-air high streets over enclosed malls, and development of retail spaces within city centres through public-private partnerships. He also noted that experiential retail—where consumers spend several hours for leisure, dining, and entertainment—is becoming a major growth driver, reducing the impact of quick commerce on physical retail spaces.
