Madhuri Dixit Sells Juhu Apartment for ₹3.90 Crore, Nearly Doubles Investment After 13 Years

Mumbai: Bollywood star Madhuri Dixit Nene and her husband, Dr Shriram Madhav Nene, have sold their luxury apartment in Mumbai’s Juhu area for ₹3.90 crore, nearly doubling the value of the property since its purchase more than a decade ago. The transaction underlines the sustained appeal of established neighbourhoods like Juhu, even amid shifting dynamics in Mumbai’s real estate market.

According to property registration documents accessed through real estate data analytics platform CRE Matrix, the couple had originally acquired the apartment in 2012 for ₹1.95 crore. With the recent sale, the property delivered an appreciation of nearly 99.22% over a 13-year holding period, excluding transaction costs and taxes.

The apartment is located on the fourth floor of Deep Varsha Co-operative Housing Society, also known as Iris Park, a residential complex in Juhu known for its proximity to the beach, good connectivity, and a long-standing reputation as a preferred address among celebrities and professionals alike. The flat has a carpet area of 780.13 square feet, making it a compact yet premium residential unit in one of Mumbai’s most sought-after suburbs.

The sale deed was registered on December 15, as per the documents. The buyer, a woman, paid stamp duty of ₹19.5 lakh, benefiting from the Maharashtra government’s 1% stamp duty concession for women homebuyers, a policy aimed at encouraging female ownership of residential property in the state.

While Madhuri Dixit and her husband were unavailable for comment, real estate experts say such transactions reflect a broader trend of long-term capital appreciation in Mumbai’s prime micro-markets. Areas like Juhu, Bandra, and South Mumbai continue to command premium valuations due to limited land availability, strong social infrastructure, and consistent demand from end-users as well as investors.

Parking Space Sold Separately

In addition to the apartment sale, the actor also concluded a separate transaction involving a parking space within the same housing society. According to documents accessed through Zapkey, the parking unit—linked to a different flat—was sold for ₹15 lakh, with the transaction also registered on December 15.

While parking spaces are often bundled with residential units, standalone sales of parking slots are not uncommon in older cooperative housing societies, particularly in high-density areas like Juhu where parking availability is limited and highly valued.

Rental Activity in Andheri West

Madhuri Dixit has remained active in Mumbai’s property market in recent years. In 2023, she reportedly leased out a residential property in Andheri West for a monthly rent of ₹3 lakh. The tenant was Karamtara Engineering Pvt Ltd, and the lease tenure was fixed at two years, according to documents accessed by Propstack.

The rental transaction highlighted the strong leasing demand in western suburbs such as Andheri West, which continue to attract corporate tenants, senior executives, and production houses due to excellent connectivity and proximity to business hubs.

High-Value Purchase in Lower Parel

The sale of the Juhu apartment comes against the backdrop of a major real estate acquisition made by the actor in recent years. In September 2022, Madhuri Dixit purchased a luxury apartment worth ₹48 crore in Mumbai’s upscale Lower Parel locality.

The apartment, located on the 53rd floor of the Indiabulls Blu project, spans 5,384 square feet and was purchased from Calleis Land Development Private Limited. The deal was registered on September 28, 2022, and marked one of the notable celebrity home purchases in Mumbai’s luxury housing segment.

Lower Parel has emerged as a key destination for ultra-luxury residential developments, offering modern high-rise living, panoramic city views, and proximity to South Mumbai’s commercial districts. The area has attracted several high-net-worth individuals, business leaders, and celebrities in recent years.

What the Deal Signals for Mumbai Real Estate

The near-doubling of value in Madhuri Dixit’s Juhu apartment over 13 years reinforces the long-term investment potential of well-located residential properties in Mumbai. Despite periods of market slowdown, regulatory changes, and evolving buyer preferences, premium localities with limited supply have continued to deliver steady appreciation.

Industry observers note that celebrity transactions often bring renewed attention to specific micro-markets, but the underlying fundamentals—location, infrastructure, and demand—remain the real drivers of value in Mumbai’s property landscape.
