Jaypee Kosmos Residents Protest Against Builder in Noida Sector 134

Homebuyers of Jaypee Kosmos at Sector 134 in Noida are protesting against the builder Suraksha Realty due to its problem. They say their living conditions are deteriorating, they have been charged exorbitant maintenance fees, and there are other problems. People of all ages, a number of them seniors and families and working people — also spoke up against the builder.
People in the community say that the basic services have gotten a lot worse, and they are weary of complaining over and over again without getting a response.
What the Residents Want Most
1. Immediate Reversal of CAM (Common Area Maintenance) Charges
Residents claim that CAM charges have been increased without any justification, transparency or improvement in services. They say the services are getting worse but the charges are going up.
2. Getting rid of DG rental fees
People who live there also argue that the rental payments for the DG (Diesel Generator) are too exorbitant, even when the backup power isn’t working right. There are regular power outages, and the DG power backup isn’t very reliable.
3. Restore at least 50% of the DG backup
A lot of people who live there complain that DG backup is very low. Power outages can even impact basic utilities like water pumps and elevators.
They want the builder to put back at least 50% of the DG backup so that people can be secure and comfortable. Families with young kids and older people complain that the unpredictable power supply has made their daily lives considerably harder.
4. Lowering of recently raised maintenance fees
People in the society are unhappy because the maintenance fees went hiked even though the society is becoming worse. Quote from a resident: “The maintenance got worse, but the service didn’t get better.” “Yeh kahaan ka nyay hai?”
5. Fix the buildings that are weak and broken
The buildings are in bad shape, which is the major problem for the people that live there. They think the infrastructure is getting unsafe. People who lived there said:
- cracks in walls and pillars
- leaking pipes
- plaster falling from balconies and ceilings
- poor water supply
- lift breakdowns
- frequent power failures
How things got to this point
People who live in Jaypee Kosmos allege that things got worse once Suraksha Realty took over. They say that the builder is asking for more money but isn’t telling them what it’s for.
Residents got more and more angry over time as they kept calling the maintenance office but say their issues were either ignored or not handled well.
Waiting for a response from the builder
Builder has not yet made an official remark about the protest. Residents’ attempts to set up a formal meeting reportedly went ignored. The people who live there plan to take the problem to the Noida Authority, the District Magistrate, the UP RERA, and the Housing regulating organizations.
Protesters have said that if their demands are not met, they will hold bigger protests in the next few days. Some people who live there are also getting ready to register a group complaint with UP RERA and send a letter to the Noida Authority.
